The intersection of Fifth Avenue and 30th Street has substantial existing density, but the construction projects now underway on many of the surrounding blocks will soon result in one of the most dramatic height spurts any neighborhood has seen in the past few decades. The length of Fifth Avenue above Madison Square Park is increasingly prime real estate for supertalls, and while 15 East 30th Street falls slightly short of that typology’s 1,000′ minimum, it will still make a major impact on the skyline. Mayor Bill de Blasio’s administration has selected Jonathan Rose Companies and L+M Development Partners to develop a multi-building, affordable mixed-use project at 1691 Madison Avenue, located on most of the block bound by Park and Madison avenues and East 111th and 112th streets in East Harlem.
Steel beams and the concrete core are now a couple stories above street level on the 25-story, 195-unit mixed-use project under development at 115 Delancey Street, located between Essex and Norfolk streets on the Lower East Side. Progress can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the new building will encompass 489,688 square feet and rise 315 feet to the top of its parapet.
Façade installation is now up to the 17th floor on the 25-story, 714-unit mixed-use building, which topped out in October, at 300 Livingston Street, located on the corner of Bond Street in Downtown Brooklyn. The structure can be seen thanks to a photo posted to the YIMBY Forums. The latest building permits indicate the project will encompass 734,312 square feet and rise 250 feet to its main roof, or 271 feet to the top of the bulkhead.
