28-Story Hotel, Residential Tower Tops Out At 215 Chrystie Street, Lower East Side

In November, the 28-story, mixed-use building under development at 215 Chrystie Street, on the Lower East Side, was at the 16th floor, and now Bowery Boogie reports the tower has topped out. The 245,264-square-foot structure stands 314 feet above the street level and will include hotel and residential portions. The building’s lower portion will sport a 370-key Public Hotel, with retail and restaurant space located on the ground floor. The upper portion will feature 11 condominium units, each averaging a spacious 3,035 square feet. Ian Schrager and Witkoff are the developers with Herzog & de Meuron as the design architect and Handel Architects is the architect of record. Completion is expected later this year.


27-19 44th Drive

Foundation Works Begins For 27-Story, 168-Unit Residential Project At 27-19 44th Drive, Long Island City

On-site renderings were revealed in November for the 27-story, 168-unit residential building under development at 27-19 44th Drive, in the Court Square section of Long Island City. Now, The Court Square Blog reports foundation work has just begun. Earlier this month, developer Twining Properties and investment parter CBD secured $70 million in financing for the project, which is being dubbed Watermark Court Square. The new building will measure 151,021 square feet in total and will include 2,807 square feet of ground-floor retail. The apartment units will average 730 square feet apiece and come in studio, one-, and two-bedroom configurations. Handel Architects is the architect of record. Completion is expected in the fall of 2017.


225 East 39th Street

36-Story, 372-Unit Residential Building Rises At 225 East 39th Street, Murray Hill

In 2014, YIMBY revealed renderings of the planned 36-story, 372-unit residential building at 225 East 39th Street (a.k.a. 222 East 40th Street), in Murray Hill, and then foundation work began last summer. Thanks to photos by Tectonic, we can see the structure is now 16 stories above street level and rising. When the building is completed in the spring of 2017, it will encompass 373,248 square feet, with 343,187 square feet being used as residential space. The rental apartments will average 922 square feet apiece, and amenities include a fitness facility, children’s playroom, lounges, a café, a library, a courtyard garden, and a 35th-floor rooftop deck. Twenty percent of the apartments will rent at below-market rates. Fisher Brothers is developing the project and Handel Architects is designing it.

First Phase Of Cornell Tech’s Roosevelt Island Campus Makes Significant Progress

YIMBY last brought you a construction update in September, when foundation work was just wrapping up on multiple buildings of Cornell Tech’s planned Roosevelt Island campus. Since then, phase one’s academic buildings and residential tower have risen in the form of steel beams and concrete pours, respectively. Now, Snøhetta has been tasked to design the Verizon Executive Education Building, The Real Deal reports. It will be a conference center and is included in the first construction phase, which is due for completion in mid-2017. The other three buildings going up are the Bloomberg Center, The Bridge, and CornellTECH Residential, which are being designed by Morphosis Architecture, Weiss/Manfredi Architecture, and Handel Architects.


210 Livingston Street

Reveal For 25-Story, 368-Unit Mixed-Use Building At 210 Livingston Street, Downtown Brooklyn

Back in 2014, YIMBY reported on applications for a 25-story, 368-unit mixed-use building at 210 Livingston Street, in Downtown Brooklyn, and then this past October, developers Benenson Capital Partners and Rose Associates were working to land $158 million in construction loans. Real Estate Weekly reports the loan has closed, and in addition, has revealed the rendering for the project, which is being designed by Handel Architects. Seventy-four of the apartment units will be rented below market-rate, and nearly 20,000 square feet of retail space is planned on the ground and cellar levels. An 11-story office building was demolished back in 2014, and now that construction is imminent, completion is expected in late 2017.
