Foundation Works Begins For 27-Story, 168-Unit Residential Project At 27-19 44th Drive, Long Island City

On-site renderings were revealed in November for the 27-story, 168-unit residential building under development at 27-19 44th Drive, in the Court Square section of Long Island City. Now, The Court Square Blog reports foundation work has just begun. Earlier this month, developer Twining Properties and investment parter CBD secured $70 million in financing for the project, which is being dubbed Watermark Court Square. The new building will measure 151,021 square feet in total and will include 2,807 square feet of ground-floor retail. The apartment units will average 730 square feet apiece and come in studio, one-, and two-bedroom configurations. Handel Architects is the architect of record. Completion is expected in the fall of 2017.

36-Story, 372-Unit Residential Building Rises At 225 East 39th Street, Murray Hill

In 2014, YIMBY revealed renderings of the planned 36-story, 372-unit residential building at 225 East 39th Street (a.k.a. 222 East 40th Street), in Murray Hill, and then foundation work began last summer. Thanks to photos by Tectonic, we can see the structure is now 16 stories above street level and rising. When the building is completed in the spring of 2017, it will encompass 373,248 square feet, with 343,187 square feet being used as residential space. The rental apartments will average 922 square feet apiece, and amenities include a fitness facility, children’s playroom, lounges, a café, a library, a courtyard garden, and a 35th-floor rooftop deck. Twenty percent of the apartments will rent at below-market rates. Fisher Brothers is developing the project and Handel Architects is designing it.

First Phase Of Cornell Tech’s Roosevelt Island Campus Makes Significant Progress

YIMBY last brought you a construction update in September, when foundation work was just wrapping up on multiple buildings of Cornell Tech’s planned Roosevelt Island campus. Since then, phase one’s academic buildings and residential tower have risen in the form of steel beams and concrete pours, respectively. Now, Snøhetta has been tasked to design the Verizon Executive Education Building, The Real Deal reports. It will be a conference center and is included in the first construction phase, which is due for completion in mid-2017. The other three buildings going up are the Bloomberg Center, The Bridge, and CornellTECH Residential, which are being designed by Morphosis Architecture, Weiss/Manfredi Architecture, and Handel Architects.

Reveal For 25-Story, 368-Unit Mixed-Use Building At 210 Livingston Street, Downtown Brooklyn

Back in 2014, YIMBY reported on applications for a 25-story, 368-unit mixed-use building at 210 Livingston Street, in Downtown Brooklyn, and then this past October, developers Benenson Capital Partners and Rose Associates were working to land $158 million in construction loans. Real Estate Weekly reports the loan has closed, and in addition, has revealed the rendering for the project, which is being designed by Handel Architects. Seventy-four of the apartment units will be rented below market-rate, and nearly 20,000 square feet of retail space is planned on the ground and cellar levels. An 11-story office building was demolished back in 2014, and now that construction is imminent, completion is expected in late 2017.

First Tower Of “Journal Squared” Tops Out At 53 Stories In Journal Square, Jersey City

Late in 2014, YIMBY reported on the ground breaking of Journal Squared’s first residential tower, located right around the corner from the Journal Square PATH station, in northwestern Jersey City. On Wednesday, Kushner Real Estate Group topped out the 53-story, 538-unit building, which stands 563 feet above street level, according to the Jersey Journal. Façade work is also now underway, and completion of the tower is expected in 2016. Once completed, Journal Squared will boast three towers and 1,838 residential units, along with 36,000 square feet of retail and restaurant space. The second tower to rise will stand 70 stories and the final tower will top out at 60 stories. HWKN is the design architect, while Handel Architects is serving as the architect of record.

Ceruzzi Hopes To Begin Construction At 520 Fifth Avenue Next Spring

Developer Louis Ceruzzi has already begun demolition work at his property at 520 Fifth Avenue. We now know that construction will begin before New Years on the 71-story Handel Architects-designed tower, courtesy of an interview Ceruzzi gave to the Commercial Observer. In the interview, he also gave an update on his development at 147 East 86^th Street. He said there is much work to be done relating to the Second Avenue Subway project, but real work should start in March.

In October of 2014, YIMBY reported on filings for a 27-story, 168-unit residential building at 27-19 44th Drive, in Long Island City, and now The Court Square Blog has spotted on-site renderings of the project, which is being developed by Twining Properties. The latest permits have the building measuring 128,006 square feet, which includes 2,807 square feet of ground-floor retail space, and units averaging 731 square feet apiece. Handel Architects is the architect of record. Demolition of the site’s two-story predecessor finished in September, and completion is slated for the summer of 2017.

Reveal For 30 & 40-Story Rental Towers At 37 & 41 Blue Slip, Greenpoint Landing

Earlier this week, YIMBY brought you news, via Brownstoner, of the progress on Greenpoint Landing’s first two affordable residential buildings, and now developer Park Tower Group is getting ready to begin on two high-rise rental towers, which closely resemble YIMBY’s partial reveal of the planned towers at 37 and 41 Blue Slip. Brookfield Property Partners, who acquired a majority stake in the two-tower project for $59.7 million, according to Crain’s, will be co-developing, and two buildings — one 30 stories with 365 units, and another 40 stories with 415 units — are planned. Gothamist has the latest renderings, and construction is expected to begin in the first half of 2016. Handel Architects is designing. Greenpoint Landing, a 5,000-unit mega-development in northern Greenpoint, will include a total of 10 or more buildings.

First Two Affordable Buildings Top-Out At Greenpoint Landing

Toward the end of last spring, YIMBY brought you a construction update on the first two affordable housing components for the 5,500-unit Greenpoint Landing megaproject, in northern Greenpoint along the waterfront. At the time, foundation work was underway at 33 Eagle Street, where a seven-story, 98-unit residential building is planned, and now the building appears to have topped out, per Brownstoner.
