Four-Story, Two-Unit Residential Project Planned at 102 West 131st Street, Harlem

Atomatic Contracting Inc. has filed applications for a four-story, two-unit residential building at 102 West 131st Street, in Harlem. The 5,272-square-foot building will rise on a 16-foot-wide, 1,665-square-foot vacant lot. One of the apartments will be located on the ground floor, while the second will take up the second through fourth floors. With the residential space divided as such, the ground-floor unit would measure roughly 1,055 square feet, and the larger unit would measure 3,164 square feet, which means condominiums would be in the works. Sion Hourizadeh’s Floral Park-based Sion Associates is the applicant of record.

Six-Story, 13-Unit Residential Project Rises to Third Floor at 15 West 119th Street, Harlem

Back in November of 2014, YIMBY revealed renderings of a six-story, 16-unit residential building planned at 15 West 119th Street, in Harlem. Construction is now underway on the project, which has reached three stories above street level and continues to rise, Harlem+Bespoke reports. Since our last report, the new building applications have been amended slightly. They indicate a six-story, 13-unit building that will measure 13,813 square feet. The apartments should average 824 square feet apiece, and amenities include a storage room for eight bikes, recreational space in the cellar, and a rooftop terrace. Since the units also come with balconies, condominiums may be in the works. Pielet Brothers Construction is the developer, while Design + Urbanism Architectural is designing (replacing Melamed Architect). Completion can probably be expected in 2017.

Six-Story, Five-Unit Mixed-Use Building Filed at 321 West 136th Street, Harlem

Brooklyn-based Stuyvesant Group, headed by Adam Cohen, has filed applications for a six-story, five-unit mixed-use building at 321 West 136th Street, in northern Harlem. The structure will measure 13,024 square feet, of which 2,497 square feet will be used as community facility space on the basement and cellar levels. The five floors above will host full-floor residential units, averaging a spacious 1,706 square feet apiece, indicative of condominiums. Jose Lockhart’s Brooklyn-based Tecnico Engineering is the applicant of record. Demolition permits were filed in January for an existing two-story brick townhouse.
