Not including several stories of steel frame retained from the former parking garage, construction has reached street level on the 19-story, 56-unit mixed-use building under development at 152 East 87th Street, on the Upper East Side. Photos of the progress have been posted to the YIMBY Forums. The latest permits indicate the project, categorized as an expansion of the existing garage, will measure 155,764 square feet and rise 210 feet above street level. A 151-car parking garage, a part of which will be operated commercially, will be located on the cellar through third floors, followed by residential units on the fourth through 19th floors. The units will be condominiums and should average 2,411 square feet apiece. Gordon Haskett is the developer and Ismael Leyva Architects is behind the architecture. Completion is expected in late 2017.
Construction is now underway on the ground floor of 15 Hudson Yards, the 70-story, 391-unit residential tower at the corner of Eleventh Avenue and West 30th Street, in the Hudson Yards District. The latest photos are courtesy of Tectonic, who posted them to the YIMBY Forums. The latest building permits indicate the tower will eventually encompass 980,274 square feet and stand 912 feet above street level, not quite the supertall mark of 984 feet. It will contain 285 market-rate condominium units ranging from 843-square-foot one-bedrooms to nearly 5,200-square-foot penthouses. There will be an additional 106 residential units (probably rentals) designated as affordable. Related Companies and Oxford are the developers. Diller Scofidio + Renfro and Rockwell Group are the design architects, while Ismael Leyva Architects is the executive architect. Completion is expected in 2018. Since standing four stories in height back in May, the 39-story, 640-unit mixed-use complex under development at 10 Huron Street and 19 India Street, in Greenpoint, has grown 12 stories, as seen in photos taken earlier this month by NY Construction Photography. The main tower will eventually climb to 392 feet above street level, with the entire complex to measure 716,982 square feet. There will be 19,324 square feet of ground-floor retail and 3,802 square feet of medical offices. The floors above will host the residential units, averaging 894 square feet apiece, of which 20 percent (128 units) will rent at below-market rates through the affordable housing lottery. Ismael Leyva Architects is behind the design and completion is expected by 2018.
The 33-story, 179-unit mixed-use building under development at 520 West 30th Street, in West Chelsea, is now a few floors from topping out, as seen in photos posted to the YIMBY Forums by user robertwalpole. The project has grown by roughly 25 stories since YIMBY’s last update in April, when the structure was four stories in height. Façade installation is also underway. The latest building permits indicate it will eventually encompass 315,586 square feet and stand 367 feet in height. The ground floor will host 13,219 square feet of commercial-retail space. The residential units above should average 1,250 square feet apiece, and since the building will have a leasing office, the apartments will presumably be rentals. Amenities include a basketball court, a children’s play room, a lounge with a “glam room,” a swimming pool, a bowling alley with a party room, storage for 92 bikes, a parking garage on the ground and second floors, and outdoor terraces on the fourth and 30th floors. Work is well underway to install the curtain wall on the 11-story, 39-unit mixed-use building under development at 520 West 28th Street, in West Chelsea. The construction progress can be seen thanks to photos taken by ILNY/NYConstructionPhoto (h/t Curbed NY). The building, encompassing 188,696 square feet, was designed by the late Zaha Hadid, who also fashioned the yet-to-be revealed design for another condominium project at 220 11th Avenue, two blocks south. At 520 West 28th Street, the ground floor will host 11,183 square feet of commercial-retail, followed by 39 condominiums on the floors above. On average, the apartments should measure 3,533 square feet. Amenities include a 75-foot-long pool, a private IMAX theater, a spa suite, an entertainment room, a fitness center, private residential storage space, a garden near the lobby, and an automated 11-car parking garage in the cellar.
