Sales Launch for Boutique Residences at 74 Grand Street in Soho, Manhattan

Sales have launched for 74 Grand Street, a six-story reconstructed landmarked building developed by Churchill Real Estate in Manhattan’s Soho-Cast Iron Historic District. 74 Grand offers a mix of two- and three-bedroom loft residences and a duplex penthouse within a building that features the restoration of its 32-ton cast-iron façade. Designed by C3D Architecture/Joseph Pell Lombardi, the new construction development also has ground-floor retail and an addition to the structure. CORE is handling sales with prices ranging from approximately $4,500,000 to $7,000,000.

Partial Residential & Hotel Conversion For 22-Story Building At 660 Madison Avenue, Lenox Hill

The Safra family’s JSRE Acquisitions has filed applications to convert part of the 22-story, 475,000 square-foot mixed-use commercial building at 660 Madison Avenue, in Lenox Hill between East 60th and 61st Streets, into residential and hotel units. Beginning on the 10th floor, there will be 54 dwelling units added in total. The hotel portion will be located from floors 10 through 15, although it’s not specified how many of the 54 dwelling units will be part of the hotel. Regardless, the remaining units will be residential and will be located throughout floors 10 through 22. Roof terraces already exist on many of the floors and the top two floors will consists of duplex units.

Six-Story, 11-Unit Conversion & Expansion Tops Out At 85 Attorney Street, Lower East Side

A two-story addition to an old four-story factory appears to be topped-out at 85 Attorney Street, on the Lower East Side, per Bowery Boogie. Once complete, the six-story, 10,000 square-foot residential building will contain 11 units averaging 909 square feet apiece. A roof terrace will be located above the sixth floor. Morris Platt is the developer, and Joseph Pell Lombardi is reportedly the architect of record, although Yoram Finkelstein is listed as the latest applicant on permits. Completion in 2016 seems likely.


415 East 6th Street

Five-Story, Three-Unit Residential Conversion Underway At 415 East 6th Street, East Village

Early this year, the New York Daily News reported the landmarked three-story synagogue at 415 East 6th Street, in the East Village, was being partially converted into residential units, and now the structure’s penthouse addition is being constructed, per EV Grieve. The finished structure will stand five stories and measure 8,634 square feet, up from an original 6,344 square feet. The synagogue will continue to operate on the ground floor with 2,000 square feet, but three residential units are being built above, each averaging 2,115 square feet. East River Partners is developing, while Joseph Pell Lombardi is designing.
