Six-Story, Eight-Unit Mixed-Use Project Now Planned At 797 Sterling Place, Crown Heights

In May of 2015, YIMBY reported on applications for a four-story, seven-unit residential project at 797 Sterling Place, in eastern Crown Heights. The developer, Ari Kirschrnbaum, however, has since filed permits for a larger building. The new filings call for a six-story, eight-unit mixed-use structure measuring 13,292 square feet in total. A 1,706 square-foot children’s day care is now planned on the ground and cellar levels. The residential units will begin on the second floor and should average 1,034 square feet apiece, which means small condos may be in the works. Suresh Manchanda’s Flushing-based L&C Associates is the applicant of record. The site is located within a five-block radius of the 2, 3, 4, 5, and Franklin Avenue Shuttle (S) trains.

Six-Story, 11-Unit Residential Project Filed At 19 Clarkson Avenue, Prospect Lefferts Gardens

David Shavolian, doing business as an anonymous LLC, has filed applications for a six-story, 11-unit residential building at 19 Clarkson Avenue, in Prospect Lefferts Gardens, located three blocks from the Parkside Avenue stop on the Q train. The building will measure 8,098 square feet, which means units will average a rental-sized 736 square feet apiece. An existing two-story, 20-foot-wide rowhouse – currently being used as a day care – will have to be razed. Suresh Manchanda’s Flushing-based L&C Associates is the applicant of record.

Four Stories, Six Residential Units Coming To 33-20 104th Street, North Corona

Frank Lam has filed applications for two four-story, multi-family buildings at 33-20 – 33-22 104th Street, in North Corona, located five blocks north of the 7 train’s stop at 103rd Street. Each building will measure 2,767 square feet and contain three residential units; at one per floor, two units will occupy the first two floors, while a duplex will span the top two floors. Suresh Manchanda’s Fushing-based L&C Associates is the applicant of record, and two existing single-family homes must first be demolished.


953 Pacific Street

Earlier this year, applications were filed for a two-family building at 953 Pacific Street, in northwestern Crown Heights, but those plans have since been scraped and a new application calls for a four-story, three-unit residential building, according to DNAinfo. The building will measure 3,984 square feet, with units averaging 1,328 square feet, and Infinity Properties is developing. Suresh Manchanda’s L&C Associates is the architect of record.

Five-Story, Two-Unit Mixed-Use Project Filed At 728 Prospect Place, Crown Heights

Dafna Development Group has filed applications for a five-story, two-unit mixed-use building at the vacant lot of 728 Prospect Place, in western Crown Heights, equidistant from subways stations serviced by the 2/3/4/5 and A/C trains. The building will total 4,440 square feet in total, with 1,425 square feet of retail space on the ground floor. Two duplex units will split the upper four levels, penthouse included.
