L+M Development Partners, along with a slew of other partners and investors, are currently converting the four-story, 400,000 square-foot Hahne & Co. building, located at 609 Broad Street, in downtown Newark, into a mixed-use structure. 160 residential units are being sculpted out of the upper levels, and 75,000 square feet of retail will occupy the ground floor, which includes a 30,000 square-foot Whole Foods.
In northern Greenpoint, three mid-rise affordable residential buildings are going up, with 21 Commercial Street, a six-story, 93-unit residential building, the first to top out. In May, foundation work was underway at 33 Eagle Street, where a seven-story, 98-unit building is planned, and now construction is above street level, according to Brownstoner.
Earlier this year, YIMBY revealed renderings for the first phase of Essex Crossing, a multi-site mixed-use project on the Lower East Side being developed by L+M Development, Taconic Investment and BFC Partners. Bowery Boogie now reports excavation has begun on the first building, located at 242 Broome Street, where a SHoP-designed 14-story, 55-unit mixed-use building is planned. Splitsville Lanes will occupy the basement, and other retail space is also expected on the ground floor.
Last summer, Greenpointers said goodbye to a sludge tank at Eagle and West Streets, and now part of the affordable housing for Greenpoint Landing is rising in its place at 33 Eagle Street and 21 Commercial Street.
