Six-Story, Nine-Unit Mixed-Use Building Planned at 38-07 31st Street, Long Island City

A Queens-based LLC has filed applications for a six-story, nine-unit mixed-use building at 38-07 31st Street, in the Dutch Kills section of Long Island City. The project will measure 11,203 square feet and rise 60 feet above street level. There will be 1,651 square feet of commercial-warehouse space on the ground floor, followed by residential units on the second through sixth floors. The apartments should average 726 square feet apiece, indicative of rentals. Emanuel Kambanis’s Long Island City-based GKA Design Group Inc. is the architect of record. The 25-foot-wide, 2,190-square-foot lot is occupied by a single-story warehouse. Demolition permits have not been filed.


29-26 Northern Boulevard

43-Story, 467-Unit Mixed-Use Tower Rises to 16th Floor at 29-26 Northern Boulevard, Long Island City

Construction is now 16 floors above street level on the 43-story, 467-unit mixed-use building under development at 29-26 Northern Boulevard, in the Queens Plaza section of Long Island City. Progress on the structure can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate the tower will encompass 500,302 square feet and rise 481 feet to the top of its bulkhead. There will be 11,372 square feet of retail space on the cellar through second floors, followed by 467 apartments across the second through 41st floors. The units should average 791 square feet apiece, indicative of rentals. Simon Baron Development is the developer and Stephen B. Jacobs Group is the architect. Completion is expected in 2018.


31-00 47th Avenue

Renovation, Ground-Floor Retail Planned for Five-Story Office Building at 31-00 47th Avenue, Long Island City

Savanna has closed on the purchase, for an undisclosed sum, of The Falchi Building, a five-story, 711,000-square-foot commercial building at 31-00 47th Avenue, in Long Island City’s Blissville section. It was earlier reported that the developer was in contract for more than $255 million, Commercial Observer reported. The new owner plans to conduct a $35 million renovation on the property. Retail will be installed on the ground floor, while the office spaces throughout the rest of the structure will be modernized. Improvements include new amenities, upgrades to infrastructure and common areas. The building is currently 90 percent leased.


42-59 Crescent Street

Nine-Story, 88-Key Hotel Filed at 42-59 Crescent Street, Long Island City

Royal One Real Estate has filed applications for a nine-story, 88-key hotel at 42-59 Crescent Street, located on the corner of 43rd Avenue in Long Island City’s Queens Plaza/Court Square sections. The project will encompass 38,540 square feet. It will feature a slew of amenities, including laundry facilities, a business center with meeting rooms, a lounge, a bar/restaurant in the cellar, a café, and outdoor terraces on the ground and rooftop levels. Gwo-Shenq Wey’s Forest Hills-based architecture firm is the architect of record. The developer plans to acquire a variance from the Board of Standards and Appeals, DNAinfo reported. The 4,416-square-foot lot is vacant.

Revealed: Nine-Story, 29-Unit Mixed-Use Building Planned at 41-21 23rd Street, Long Island City

A rendering has been revealed of the nine-story, 29-unit mixed-use building under development at 41-21 23rd Street, in the Court Square section of Long Island City. The image was spotted on-site by The Court Square Blog. The latest building permits indicate the new structure will measure 33,233 square feet and rise 92 feet to its main roof, excluding bulkhead elements. There will be 1,493 square feet of retail space across the ground and cellar levels, followed by 29 apartments across the second through ninth floors. The units should average 799 square feet apiece. Great Neck, N.Y.-based property owner Amir Haghani is the developer and Michael Kang’s Flushing-based firm is the architect. Completion is expected in early 2018.
