Six-Story, 10-Unit Mixed-Use Building Tops Out at 10-44 Jackson Avenue, Long Island City

Back in early 2013, new building applications were filed for a six-story, 10-unit mixed-use building at 10-44 Jackson Avenue, in the Hunters Point section of Long Island City. The site’s two-story predecessor was demolished in late 2014 and, now, construction on the project has topped out, according to the Court Square Blog. The project will measure 12,283 square feet and will feature 1,670 square feet of retail space across the ground and cellar levels. The units, which begin on the second floor, should average 686 square feet apiece, indicative of rental apartments. It will be topped by an apartment that spans part of the sixth floor and an upper-level penthouse. Brooklyn-based property owner Tibi Zicherman is the developer, while Douglas Pulaski’s Bricolage Designs is the architect. Completion is expected later this year.



Hunters Point South

Request for Proposals for Two Residential Portions of Hunters Point South Mega-Project, Long Island City

Back in February, we learned that the New York City Department of Education (NYCDOE) and the School Construction Authority (SCA) are planning a 600-student elementary school on block “F” of the Hunters Point South mixed-use, mixed-income mega-development, located in southwestern Long Island City. Now, the Department of Housing Preservation and Development (HPD) is preparing to launch a Request for Proposals (RFP) for two residential portions of the mega-project, one located on block “F” adjacent to the school, and the other on block “G,” Crain’s reported. Together, the two buildings are expected to include at least 750 residential units, of which 450 would rent at below-market rates. There would also be retail space and some form of community facility space. Proposals will be due in September, and a development team will be selected in early 2017.

Back in May of 2015, YIMBY reported on applications filed for 36 four-story, two-family townhouses spanning 11-05 – 11-21 46th Avenue, 11-06 – 11-16 45th Road, and 45-27 – 45-41 11th Street, located in the Hunters Point section of Long Island City. Now, an on-site rendering part of the project has been spotted by The Court Square Blog, which can also report demolition of the 50,003-square-foot site’s former single-story warehouses is finished.

Reveal for 10-Story, 133-Key Extended-Stay Hotel Planned at 38-42 11th Street, Long Island City

In September of 2014, YIMBY reported on applications for a 10-story, 133-key hotel planned at 38-42 11th Street, in the Ravenswood section of Long Island City, located four blocks from the 21st Street-Queensbridge stop on the F train. Now, a rendering of the project has been revealed in a report by The Real Deal. The latest building permits indicate the hotel, which will be an extended-stay one by Marriott’s TownePlace Suites, will encompass 69,045 square feet. If the project’s 50,457 square feet of commercial space is exclusively representative of the hotel units, individual rooms should average a relatively spacious 379 square feet apiece. Guest amenities include a fitness center, laundry facilities, a lounge and breakfast area, a garden area behind the building, a bar, a rooftop terrace, a 21-car garage on the ground floor, and storage for five bikes. Midtown Properties is the developer and Think! Architecture and Design is behind the architecture. Foundation work is reportedly underway at the site, and completion is scheduled before 2017.
