Two-Story Movie Theater Conversion Underway At 7 Ludlow Street, Lower East Side

Property owner Alexander Olch is currently converting the former warehouse at 7 Ludlow Street, on the Lower East Side, into a two-story, two-screen movie theater, according to Bowery Boogie. The 8,853 square-foot theater, dubbed the Metrograph, will include a bookshop, a café, a lounge, and a restaurant, DNAinfo reports. Work is now focused on the interior of the structure and opening is currently slated for February 19, 2016. Daniel Margulies’ Garment District-based Margulies Houlzki Architecture is the architect of record.


154 Rivington Street

45-Unit Mixed-Use Redevelopment Planned At 150 Rivington Street, Lower East Side

Cogswell Realty has filed exploratory plans for a 45-unit mixed-use redevelopment of the former Streit’s Matzo Factory, at 148-154 Rivington Street, on the Lower East Side, DNAinfo reports. Plans of the mixed-use project surfaced over the summer, and in October, the developer filed permits to demolish the upper five floors of the six-story structure at 150 Rivington. Filings indicate further demolition work will occur. The redeveloped structure would boast condominium units, a single retail unit, and 26 storage units. Permits have not yet been officially filed with the Department of Buildings.


196 Orchard Street

Reveal For Redesigned 11-Story, 94-Unit Mixed-Use Building At 196 Orchard Street, Lower East Side

Earlier this year, YIMBY revealed the initial design for a 10-story, 83-unit mixed-use building at 196 Orchard Street, on the Lower East Side, but now Magnum Real Estate Group and Real Estate Equities Corporation have made changes to the project. The Real Deal reports an 11-story, 94-unit structure is now planned. Ismael Leyva remains the design architect, while Incorporated Architecture & Design is designing the interior. Units will be condominiums, ranging from studios to three-bedrooms, and a 30,000 square-foot Equinox gym will be located on the ground and second floors. Over the last few months, demolition of the site’s low-rise predecessors has wrapped up, and excavation equipment has arrived. Completion is expected in the second half of 2017.


100 Norfolk Street

12-Story, 38-Unit Condo Building Rising Again At 100 Norfolk Street, Lower East Side

This past summer, steel beam construction began on the 12-story, 38-unit condo building planned at 100 Norfolk Street, on the Lower East Side, but the project ended up stalling out for a number of months until crews recently were able to get back on site. The structure is now rising again and currently four stories up, courtesy of photos by Tectonic. The 53,949 square-foot structure includes 11,244 square feet of commercial space, which was marketed as two units. Five residential units remain for sale and completion is expected in late 2016. ODA Architecture is designing and Adam America Real Estate, Naveh Shuster Group, and Horizon Group are developing.


50 Clinton Street

Foundation Work Underway For Seven-Story, 37-Unit Condo Project At 50 Clinton Street, Lower East Side

Early in 2014, YIMBY reported on applications for a seven-story, 37-unit residential building at 50 Clinton Street, on the Lower East Side, and later that year, DHA Capital acquired the development site for $28 million. Bowery Boogie now reports foundation work is well underway, although construction has been temporarily halted by stop work orders. Issac & Stern Architects is designing the project, which will also include 1,836 square feet of ground-floor retail space. The residential units will be condos and will average 1,023 square feet apiece. All but eight are in contract and completion is scheduled for the second half of 2016.
