Morris Adjmi’s Residential Tower at 30 East 31st Street Set for 2019 Completion, in NoMad

Rising above NoMad between Park Avenue South and Madison Avenue, 30 East 31st Street is a new residential tower designed by Morris Adjmi Architects, and stands 40 stories to its rooftop. The crossed beams at the top of the building are a visual signature of the design, and will soon be enclosed in an exterior envelope of dark-colored waterproofing and glass. The project is being developed by Ekstein Development and Pinnacle Real Estate.

SOM-Designed Office Tower at 1241 Broadway Imminently Set to Begin Construction in NoMad

Sitting on a corner lot at the southwest intersection of Broadway and West 31st Street on the bleeding northern edge of NoMad, 1241 Broadway is slated to become one of Midtown South’s newest office buildings. Designed by Skidmore Owings & Merrill, the impending 22-story and 318-foot-tall commercial office tower is being developed by GDS Development and Sweden-based Klovern. With renderings revealed and permits filed, YIMBY stopped by the old parking lot to check on progress. The site has already been vacated and cleared, while the original steel signage for the parking still remains standing above the sidewalk. Triton Construction will be in charge of building the 170,000 square foot project. Their name, along with GDSNY, are displayed on the black fence that currently surrounds the lot.

Foundation Work Continues For “HAP Eight” at 215 West 28th Street, in Midtown

Caisson pilings and ongoing foundation work have been spotted for the site of 215 West 28th Street, on the northern edge of Chelsea. Dubbed, “HAP Eight,” the project is set to stand 20 floors and 210 feet when complete. Comprised of two adjoining buildings, the site is being designed by DXA Architects and developed by HAP investments. The lot sits directly to the north of The Fashion Institute of Technology, between Seventh and Eighth Avenues. The nearly 300,000 square-foot project will consist of two separate buildings, one addressed as 215-219 West 28th Street, and the second addressed as 221-229 West 28th Street.

New York YIMBY’s 2019 Construction Report Shows Impressive 70% Year-Over-Year Surge in Multi-Family Housing Filings

Once again, January has arrived, alongside New York YIMBY’s annual pipeline report. After our mid-2018 update portended a banner year for new construction, the 2019 report has confirmed it, as the total number of multi-family units filed with the Department of Buildings saw a tremendous surge over the past 365 days. 2018 saw 32,580 multi-family units filed with the DOB, beating 2017’s total of 19,180 units by a whopping 70%. COOKFOX-Designed 41 West 23rd Street Begins to Rise Above Ground in Chelsea

With a very small footprint at ground level, the COOKFOX-designed 41 West 23rd Street is starting to rise above a narrow construction site. The tower will stand 322 feet to its rooftop, totaling 25 stories, and featuring a cantilever in its upper half. Anbau Enterprises is the developer of the project, which previously received approval from the Landmarks Preservation Commission due to its slight cantilever on the eastern elevation.
