At number 21 on our year-end countdown is 12 West 57th Street, a 672-foot-tall residential skyscraper in Midtown, Manhattan. Designed by Skidmore, Owings, & Merrill and developed by Sheldon Solow of Solow Management Corp., who filed permits for the proposal in 2019, the tower will rise along Billionaires’ Row between Fifth and Sixth Avenues and West 56th and 57th Streets. Before construction can break ground, the remaining two structures occupying the plot from 10 to 20 West 57th Street must first be demolished.
Hudson River Park Trust has kicked off construction for phase two of the Chelsea Waterside Park Expansion Project. Wedged between 23rd Street, Eleventh Avenue, and the West Side Highway, the project site will eventually include a permanent picnic area, new public restrooms or comfort stations, an expanded turf field for sports, a small concession stand, and an expanded dog run with pet-accessible fountains.
At number 22 on our year-end countdown is 450 Eleventh Avenue, a topped-out 642-foot-tall Aloft Hotel in Hudson Yards. Designed by DSM Design Group and developed by Marx Development Group, the slender 51-story reinforced concrete skyscraper will yield 379 guest rooms as well as a business center, a ballroom, and a fourth-floor restaurant and bar with an outdoor terrace overlooking the growing neighborhood. Atria Builders LLC is the general contractor for the Midtown, Manhattan property, which is located at the corner of West 37th Street and Eleventh Avenue, directly across from the Jacob K. Javits Center. The total construction cost is expected to be around $368 million.
A new cultural center celebrating Irish art, heritage, and performance has arrived in Hell’s Kitchen. Located at 726 Eleventh Avenue, the new Irish Arts Center is now open to the public following an intimate gathering of elected officials, community leaders, Irish delegates, and supporting patrons.
Demolition preparations are ramping up at 415 Madison Avenue in Midtown East, the site of a 605-foot-tall commercial skyscraper and number 25 on our year-end countdown. Designed by Skidmore Owings & Merrill and developed by 415 Madison Avenue LLC, the 40-story building will yield 343,100 square feet of office space and replace a 66-year-old structure currently owned by Rudin Management at the corner of Madison Avenue and East 48th Street. YIMBY last reported that the LLC was seeking special permits as part of the ULURP process to build in compliance with the East Midtown sub-district regulations. This would allow for the reconstruction of overbuilt floor area in a new development, as well as obtaining air rights from the nearby landmarked St. Bartholomew’s Church along Park Avenue. The new property will also include a 350-square-foot ground-floor retail pavilion and a 2,400-square-foot open-air public concourse.
