42nd Street Theaters, Osborne Interior, More Round Out First Manhattan Landmarks Backlog Hearing

Last Thursday, the Landmarks Preservation Commission held another public hearing in the process of dealing with its 95-item backlog. It was the first to deal with properties in Manhattan. In addition to hearing testimony about the IRT Powerhouse, Bergdorf Goodman’s headquarters, Union Square Park, and others, the commissioners heard about seven theaters on 42^nd Street, a five-story building, a former hotel, and an apartment building lobby.

The future of the Bergdorf Goodman department store was one of the subjects of a contentious public hearing at the Landmarks Preservation Commission on Thursday. The commission is in the process of dealing with its 95-item backlog and began held the first day of public hearings for properties in Manhattan (the second and final hearing is November 12). Not surprisingly, the battle pitted preservationists against the building’s owner.

Construction Update: 3 Manhattan West Rising Quickly, Gets Cladding

While it’s taken over a decade for the first few projects to get moving along the Far West Side, both Hudson Yards and Manhattan West are now well underway, with the concrete for 10 Hudson Yards having topped-out just last week. Now, we have an update from Tectonic with photos of 3 Manhattan West. Completion is slightly further out at the future residential tower, but the building is rapidly rising into the Midtown skyline, and cladding installation now underway.

Excavation Wraps Up At 701 Seventh Avenue, Site Of 39-Story, 452-Key Marriott Edition Hotel

Back in October of 2012, YIMBY broke news of plans for a significant hotel and retail tower at 701 Seventh Avenue, in Times Square, and now that excavation is nearly complete, foundation work is imminent on the 39-story, 452-key Marriott Edition, according to the New York Post. Dubbed 20 Times Square, the building will measure just under 270,000 square feet and will include 76,000 square feet of retail space. The retail base will also feature an 18,000 square-foot LED sign. Steven Witkoff, Ian Schrager, Winthrop Realty Trust, and Maefield Development are the developers, while PBDW Architects is designing. Completion is expected in 2017.

30 Hudson Yards Gets New Renderings

Related Companies and Oxford Properties have signed private equity firm KKR & Co. for their 90-story office tower at 30 Hudson Yards, and they’ve sent out some new renderings of the building to highlight the announcement.

Plan to Remake West 29th Street Halted by Time, Lack of Quorum

There is a plan in the works that would drastically change West 29^th Street between Broadway and Fifth Avenue. It involves six buildings in total, including two individual landmarks, and includes one 64-story mixed-use tower. The plan, being developed by HFZ Capital and the Collegiate Churches of New York, was presented to the Landmarks Preservation Commission on Tuesday. Members of the public testified, but by the time that happened, it was about 6 p.m. and, not having a quorum, no action was taken and the matter was tabled.

Landmarks Okays Extension for NoMad Hotel at 1164 Broadway

The NoMad Hotel at Broadway and West 28th Street is one step closer to getting a bit bigger. On Tuesday, the Landmarks Preservation Commission approved an addition for the trendy hotel. That addition at 1164 Broadway will match the 147-foot height of the existing building at 1170 Broadway and is about the height of a planned hotel at 1162 Broadway.

Developer Acquires 993 Sixth Avenue, Approvals For 18-Story, 122-Key Hotel, Midtown

Empire Hotel Group has sold the development site at 993 Sixth Avenue, between West 36th and 37th Street, in Midtown, to an anonymous LLC for $54.3 million. Permits have been approved since 2014 for an 18-story, 122-key hotel, which would measure 44,330 square feet. Edgar Rawlings’ Lower Manhattan-based Rawlings Architects is the architect of record. The site’s two-story predecessor was demolished late in 2014 and the property currently sits vacant. [The Real Deal]

Nine-Story Building At 5 East 59th Street Getting Office & Retail Conversion, Midtown

GreenOak Real Estate and Capstone Equities are transforming the nine-story, 40,000 square-foot former Playboy Club building at 5 East 59th Street, right around the corner from Central Park, into an eight-story structure fitted for a single commercial tenant, according to Commercial Observer. The building will feature retail and showroom space on the lower levels, and office space on the upper floors. The property was purchased for $85 million over the summer, and Newmark Grub Knight Frank are marketing the building’s lease.
