Construction is coming to a close on 111 West 57th Street, a 1,428-foot supertall residential skyscraper in Midtown, Manhattan and number three on YIMBY’s December countdown of the tallest buildings being built in New York City. Designed by SHoP Architects and developed by JDS Development, Property Markets Group, and Spruce Capital Partners, 111 West 57th Street will yield just 60 condominiums with interiors designed by Studio Sofield and marketed by Douglas Elliman Development Marketing. The project is located on Billionaires’ Row between Sixth and Seventh Avenues, and is almost perfectly aligned with the centerline of Central Park.
Superstructure work is continuing for 270 Park Avenue, JPMorgan Chase‘s upcoming 1,388-foot, 70-story supertall headquarters in Midtown East and number four on our year-end construction countdown. The project spans a full block between Park and Madison Avenues and 47th and 48th Streets, and will yield 2.5 million square feet of office space.
Construction is complete on the Best Western Premiere Empire State Hotel, a 22-story structure at 16 East 30th Street in NoMad. Designed by Brooklyn-based firm Baobab Architects and NAA, the relatively slim 37,000-square-foot structure stands 225 feet tall and yields 102 rooms between Madison and Fifth Avenues.
At number five on our year-end countdown is 570 Fifth Avenue, a mixed-use skyscraper in Midtown. Last week it was revealed that Extell filed permits to develop a ground-up structure with a maximum architectural height of 1,100 feet and 78 floors, making it a potential supertall structure standing on a 43,011-square-foot corner plot bound by Fifth Avenue and West 46th Street. The parcel itself has been sitting cleared and vacant for quite some time, but that will soon change as plans for this latest skyscraper get underway. No architect has been revealed for the project, or what interior functions will be housed inside, though a series of zoning and massing diagrams and ground-floor plans give us an idea about the scale of this mammoth edifice.
Demolition work is ramping up at 343 Madison Avenue, the site of a 1,050-foot commercial supertall in Midtown East and number seven on our end-of-year countdown. Designed by Kohn Pedersen Fox and developed by Boston Properties, the 55-story structure will rise from a 25,000-square-foot rectangular site between East 44th and 45th Streets that is currently occupied by a 15-story building that formerly housed the Metropolitan Transportation Authority headquarters. The new tower will yield 832,613 square feet of office space, 5,357 square feet of retail space, and 5,357 square feet of subterranean circulation paths to Grand Central Terminal and the future East Side Access project. Rezoning plans for 343 Madison Avenue were approved by the City Council in mid November.
