Demolition Prep Underway For 415 Madison Avenue In Midtown East, Manhattan

Demolition preparations are ramping up at 415 Madison Avenue in Midtown East, the site of a 605-foot-tall commercial skyscraper and number 25 on our year-end countdown. Designed by Skidmore Owings & Merrill and developed by 415 Madison Avenue LLC, the 40-story building will yield 343,100 square feet of office space and replace a 66-year-old structure currently owned by Rudin Management at the corner of Madison Avenue and East 48th Street. YIMBY last reported that the LLC was seeking special permits as part of the ULURP process to build in compliance with the East Midtown sub-district regulations. This would allow for the reconstruction of overbuilt floor area in a new development, as well as obtaining air rights from the nearby landmarked St. Bartholomew’s Church along Park Avenue. The new property will also include a 350-square-foot ground-floor retail pavilion and a 2,400-square-foot open-air public concourse.

Green Roof Construction Progresses at 341 Ninth Avenue in West Chelsea, Manhattan

Construction is progressing on Manhattan’s largest outdoor roof deck atop the ten-story 341 Ninth Avenue in West Chelsea. Tishman Speyer and the United States Post Office are working together to redevelop the 2.2-million-square-foot building, known as the Morgan North Postal Facility, which was originally completed in 1933 and occupies a full block from Ninth to Tenth Avenues and West 29th to West 30th Streets. Upon completion, the structure will not only boast a 2.5-acre landscaped rooftop, but also more than 5,000 square feet of ground-floor retail along Ninth Avenue and newly renovated and modernized office floors. CBRE represented USPS in prior negotiations with Tishman Speyer for the project. King Contracting Group is handling the removal and replacement of the main roof on the seventh floor, totaling 150,000 square feet.

At number 26 on our December countdown is 555 West 38th Street, a 570-foot-tall residential skyscraper in Midtown, Manhattan’s Hudson Yards district. Designed by Pelli Clarke Pelli Architects with SLCE Architects as the architect of record and developed by Rockrose, the 52-story tower will yield 598 rental units. Site C GC LLC is the general contractor for the project, which is located along Eleventh Avenue between West 38th Street and West 39th Street, directly across from the Jacob K. Javits Center.

Designed by MdeAS Architects and developed by Brookfield Properties, the project involved the re-cladding and interior renovation of the 386,190-square-foot midcentury office structure. AECOM Tishman is the general contractor for the property, which is located on Sixth Avenue between West 42nd and 43rd Streets.
