Foundation work is underway at 89 Dekalb Avenue, the site of a 30-story mixed-use building in Fort Greene, Brooklyn. Designed by Perkins Eastman and developed by RXR, the 348-foot-tall structure will span 289,000 square feet and yield 324 rental apartments with 98 rent-stabilized units, as well as 54,000 square feet of academic space for Long Island University, a cellar level, a 30-foot-long rear yard, two loading berths, nearly 15,000 square feet of amenities, and an enclosed parking garage for up to 198 vehicles with electric vehicle charging stations. RXR LIU PII Developer TRS LLC is listed as the owner and LRC Construction is the general contractor for the property, which is located on an interior lot by the corner of DeKalb Avenue and Ashland Place.

Brooklyn Tower’s Podium Continues to Wrap Up at 9 DeKalb Avenue in Downtown Brooklyn

Exterior work is continuing on the podium of The Brooklyn Tower, a 93-story residential supertall skyscraper at 9 DeKalb Avenue in Downtown Brooklyn. Designed by SHoP Architects and developed and built by JDS Development, 1,066-foot structure is the tallest building in the outer boroughs and yields 550 units designed by Gachot Studios with 150 condominiums, 120 affordable rental units, and 280 market-rate rental units, as well as 100,000 square feet of retail space in the podium and the adjoining landmarked Dime Savings Bank of Brooklyn. Douglas Elliman Development Marketing Group is the marketing, sales, and leasing agent for the residential component, Krista Ninivaggi of Woods Bagot is the amenity designer, and HMWhite is the landscape designer for the property, which is alternately addressed as 55 Fleet Street and bound by Flatbush Avenue Extension to the northeast, Fleet Street to the northwest, DeKalb Avenue to the south, and the adjoining Dime Savings Bank to the west.

Designed by FXCollaborative and developed by Alchemy-ABR Investment Partners and Chelsea 23rd Realty Corporation, an LLC affiliated with JJ Operating, the 175-foot-tall structure will yield 132,700 square feet with 190 rental apartments and multiple levels of retail space. Square Mile Capital and Pacific Western Bank provided $183 million in construction financing for the project, which is being constructed by Leeding Builders Group between West 23rd and West 24th Streets.

Construction is finished at 300 Huntington Street, a new six-story commercial building in GowanusBrooklyn. Designed by Dattner Architects and Bernheimer Architecture and developed and built by Monadnock Development as their new permanent headquarters. The 136,000-square-foot structure will yield 80,000 square feet of office space, 12,290 square feet of retail space, a 3,470-square-foot industrial workshop, 5,780 square feet of unspecified building service area, and a 15,490-square-foot rear yard dedicated to the anchor tenant. The property is the first and only new ground-up commercial office complex in the neighborhood and is bound by Huntington Street to the north, 9th Street to the south, the Gowanus Canal to the east, and Smith Street to the east. There is also a new waterfront esplanade spanning over 8,700 square feet which was designed by SCAPE Landscape Architecture.
