Five-Story, 96,000-Square-Foot Expansion Planned at P.S. 19 Branch, 40-10 99th Street, North Corona

The New York City School Construction Authority (SCA) has filed applications for a five-story, 96,493-square-foot expansion of the P.S. 19 branch (a.k.a. Marino P. Jeantet School), located at 98-02 Roosevelt Avenue, in North Corona, three blocks from the Junction Boulevard stop on the 7 train. The school campus takes up the entire city block, although the expansion will rise to the north of the main academic building, at 40-10 99th Street. It will host administrative offices and two cafeterias on the ground floor, more offices, classrooms, a gymnasium, and an outdoor play area on the second floor, followed by more offices and classrooms on floors three through five. Midtown South-based Murphy Burnham & Buttrick Architects is the architect of record. The area where the expansion will go is occupied by a collection of single-story portable classrooms.

37-11 103rd Street

Two Four-Story, Four-Unit Mixed-Use Buildings Filed At 37-11 103rd Street, North Corona

Queens-based property owner Choi Yui Chan has filed applications for two four-story, four-unit mixed-use buildings at 37-11 – 37-15 103rd Street, in North Corona, located two blocks north of the 103rd Street – Corona Plaza stop on the 7 train. Each of the new structures will measure a total 8,048 square feet and include 1,317 square feet of ground-floor retail or restaurant space. Both buildings will have fifth-floor penthouses, with two units on the second floor and the other two units spread across the third and fourth floors. The apartments will average 1,040 square feet apiece, indicative of condominiums. Robert H. Lin’s Flushing-based A&T Engineering is the applicant of record. The site is currently occupied by two townhouses, for which demolition permits have not yet been filed.

112-42 38th Avenue

Four-Story, Seven-Unit Residential Project Planned At 112-42 38th Avenue, North Corona

Xiao Hua Zhou has filed applications for a four-story, seven-unit residential building at 112-42 38th Avenue, in North Corona, located three blocks from the 111th Street stop on the 7 train. The structure will measure a total 5,500 square feet and units will average a rental-sized 785 square feet apiece. Each floor will contain two units except the top floor, where there will only be one unit. Flushing-based John Chen is the architect of record. Demolition permits were filed in June of 2015 to remove the existing single-story house from the 25-foot-wide lot.

108-62 42nd Avenue

Four-Story, Three-Unit Residential Project Planned At 108-62 42nd Avenue, North Corona

Zhong Chen has filed applications for a four-story, three-unit residential building at 108-62 42nd Avenue, in North Corona, three blocks from the 111th Street stop on the 7 train. The project will measure 4,562 square feet in its entirety and includes 3,499 square feet of residential space. That means full-floor units will measure an average 1,166 square feet apiece. Chang Hwa Tan’s Flushing-based Tan Architect is the architect of record. Permits to demolish the existing 2.5-story, two-unit building were filed earlier this month.

Tina Silvestri, doing business as a Queens-based LLC, has filed applications for a four-story, eight-unit residential building at 102-49 43rd Avenue, in North Corona, located four blocks from the 103rd Street- Corona Plaza stop on the 7 train. The project will measure 7,772 square feet in total, 6,153 square feet of which includes residential space, which means units will average 769 square feet apiece. Great Neck-based Frank Petruso is the architect of record. An existing 2.5-story structure must first be demolished.
