Outdoor Amenities To Open in Time for Summer at 595 Dean Street in Prospect Heights, Brooklyn

YIMBY recently went on a tour of the amenities at 595 Dean Street, a two-tower residential development within the Pacific Park master plan in Prospect Heights, Brooklyn. Designed by Handel Architects and developed by TF Cornerstone, the 28-story East Tower and 23-story West Tower hold a combined unit count of 798 rental apartments ranging from studios to two-bedroom layouts, with 240 offered through the affordable housing lottery on NYC Housing Connect. In addition to 28,750 square feet of outdoor amenity space, exclusive to residents, this development is contributing nearly 60,000 square feet of public park and plaza space, designed by landscape architecture firm MNLA.

The affordable housing lottery has launched for 595 Dean Street, a two-tower mixed-use development part of Pacific Park in Prospect Heights, Brooklyn. Designed by Handel Architects and developed by TF Cornerstone, the structure yields with 558 market-rate apartments, 240 affordable housing units, a 60,000-square-foot public plaza, and 3,412 square feet of ground-floor retail space. Available on NYC Housing Connect are 240 units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $78,515 to $187,330.

TF Cornerstone has officially opened 595 Dean Street, a two-tower residential development in Prospect Heights, Brooklyn. Located within the Pacific Park masterplanned neighborhood, the property comprises 558 market-rate apartments, 240 affordable housing units, a 60,000-square-foot public plaza, and 3,412 square feet of ground-floor retail space.

Brooklyn Crossing Completes Construction at 18 Sixth Avenue in Prospect Heights, Brooklyn

Construction is complete on Brooklyn Crossing, a 51-story residential skyscraper at 18 Sixth Avenue in Prospect Heights, Brooklyn and the tallest building in the 22-acre Pacific Park master plan. Designed by Perkins Eastman and developed by The Brodsky Organization and Greenland Forest City Partners, the 532-foot-tall, 740,000-square-foot building yields 858 rental units with 258 dedicated to affordable housing. Tishman Construction was the general contractor, McNamara Salvia was the structural engineer, and Lemay + Escobar was the interior designer for the property, which is located at the corner of Atlantic and Sixth Avenues, adjacent to Barclays Center.

Work is nearing completion on 595 Dean Street, a two-building mixed-use development in Prospect Heights, Brooklyn‘s Pacific Park master plan. Designed by Handel Architects and developed by TF Cornerstone, the complex consists of a 28-story East Tower and 23-story West Tower and will yield a combined 798 residential units in studio to two-bedroom layouts, with 240 slated for affordable housing. The development also includes a 103,028-square-foot Chelsea Piers Fitness Center and Field House, a 469-vehicle parking garage, 3,412 square feet of ground-floor retail space, and a 72,600-square-foot public plaza. TFC Pacific Park GC is the general contractor and MNLA is the landscape designer for the property, which is bound by Pacific Street to the north, Dean Street to the south, 550 Vanderbilt Avenue to the east, and 535 Carlton Apartments to the west.

The development rises from a rectangular parcel bound by Sixth Avenue to the west, Dean Street to the south, and Pacific Street to the north.

The reinforced concrete structure towers over the adjacent Barclays Center and is the tallest building in the 22-acre Pacific Park master plan. The rest of the development will be constructed atop the currently exposed train tracks that run parallel with Atlantic Avenue directly to the east. Tishman Construction is the general contractor and McNamara Salvia is the structural engineer for the building, which is located at the corner of Atlantic and Sixth Avenues. Lemay + Escobar is designing the interiors, including the main lobby, the apartments, the corridors, the outdoor terrace, and the amenity spaces.

Residences will come in studio, studio alcove, one-bedroom, and two-bedroom layouts, with 240 homes slated for affordable housing. The development will also contain 72,600 square feet of public open space, ground-floor retail area, a 455-car parking garage, and a Chelsea Piers Field House. TFC Pacific Park GC LLC is the general contractor and MNLA is the landscape designer for the property, which is bound by Pacific Street to the north, 550 Vanderbilt Avenue to the east, 535 Carlton Apartments to the west, and Dean Street to the south.
