14-Story, 403-Unit Affordable Mixed-Use Project Filed at 250 Euclid Avenue, East New York

Non-profit affordable housing developer Phipps Houses has filed applications for a 14-story, 403-unit mixed-use tower at 250 Euclid Avenue, a.k.a. 3301 Atlantic Avenue, in the Cypress Hills section of East New York. The project will encompass 415,476 square feet and rise 143 feet to its roof. There will be 20,977 square feet of ground-floor retail, followed by residential units across floors two through 14, The Real Deal first reported. The apartments should average 936 square feet apiece and will all be designated as affordable.

Rezoning Application Withdrawn for Seven-Story, 209-Unit Affordable Residential Building at 50-25 Barnett Avenue, Sunnyside

In March, YIMBY reported that the Uniform Land Use Review Procedure (ULURP) kicked off for the 10-story, 220-unit mixed-use building proposed at 50-25 Barnett Avenue, in Sunnyside. Earlier this week, developer Phipps Houses withdrew their application for the project, Politico reported, which means the project has been cancelled. The ULURP process was suppose to conclude by the end of this month. Since March, it appears the developer scaled down the project to seven stories and 209 units, but that move proved unsuccessful in relieving opposition. It would have included a 4,000-square-foot pre-K school on the ground floor and between 25 to 30 percent of the units would have rented at below-market rates through the housing lottery. New plans for the site have not been revealed, but it’s zoned for up to 60,000 square feet of commercial and community facility space as-of-right.

1,665-Unit Mixed-Use Replacement Proposed For Lambert Houses In West Farms

The 731-unit Lambert Houses complex, a collection of six-story buildings spread over five blocks in the Bronx’s West Farms, may soon be demolished for 1,665 units of new affordable housing and 61,100 square feet of retail. A 500-seat public elementary school is also included in the proposal, according to DNAinfo. Phipps Houses currently owns the dated housing development, built in 1973, and city officials — notably the HPD — are on board with the facility’s replacement. The development would occur in phases, beginning in 2017 and wrapping up in 2029.
