Reveal for Four-Story, Nine-Unit Mixed-Use Building Planned at 90-05 56th Avenue, Elmhurst

A rough rendering has been revealed of the four-story, nine-unit mixed-use building planned at 90-05 56th Avenue, in southern Elmhurst. A photo of the board at the construction site was posted to the YIMBY Forums. The latest building permits indicate the project will measure 8,395 square feet. It will host 2,010 square feet of medical offices in the cellar, followed by residential units on the ground through fourth floors. The units should average 743 square feet apiece, indicative of rental apartments. There will be an eight-car garage on the ground floor. An anonymous Elmhurst-based company is the developer and Chang Hwa Tan’s Flushing-based architectural firm is the architect of record. The 50-foot-wide, 5,409-square-foot assemblage is currently vacant. Completion is expected in the fall of 2017. The Grand Avenue-Newtown stop on the M and R trains is three blocks away.

New Owner Acquires Mixed-Use Assemblage at 144-51 Northern Boulevard, Flushing

CW Northern LLC has acquired the 36,889-square-foot mixed-use development assemblage at 144-51 – 144-61 Northern Boulevard, in Flushing’s Linden Hill section. The assemblage — consisting of two lots — traded for $36 million. That equates to more than $400 per square-foot, a record for Queens in 2016, Real Estate Weekly reported. The plot can accommodate 89,640 square feet of mixed-use development if the existing buildings are demolished. It is currently occupied by a two two-story office properties, both currently occupied by banks. Plans for the site haven’t yet been publicly disclosed. The Flushing-Main Street stop on the 7 train is six blocks away.



A Closer Look at the Recently Topped-Out Watermark Court Square, 27-19 44th Drive, Long Island City

At the start of the month YIMBY announced the topping out of Watermark Court Square, at 27-19 44th Drive. The 168-unit rental building had added around 17 floors since the end of May. Building permits place the height at 282 feet, although it is not certain whether the figure includes its mechanical bulkhead. In either case, the 27-story tower now stands among the dozen-tallest buildings in the Court Square district, eight of which topped out less than a year ago.

Six-Story, Seven-Unit Mixed-Use Building Filed at 54-21 Roosevelt Avenue, Woodside

Property owner Ai Zhu Lu, doing business as a anonymous Elmhurst-based LLC, has filed applications for a six-story, seven-unit mixed-use building at 54-21 Roosevelt Avenue, in Woodside. The project will measure 9,944 square feet. The ground floor will host 1,826 square feet of retail space, followed by 1,252 square feet of medical offices on the second floor. Residential units, averaging a rental-sized 655 square feet apiece, will be located on the third through sixth floors. Chang Hwa Tan’s Flushing-based architectural firm is the architect of record. The 23-foot-wide, 2,140-square-foot property is currently occupied by a two-story house. Demolition permits were filed in March. The 52nd Street stop on the 7 train is three blocks away.
