The Edison, 27-21 44th Drive, Rises Past 20th Floor on Way to Final 26-Story Height, Long Island City

The Edison, a 115-unit residential tower at 27-21 44th Drive, is rising on one of the most active construction blocks in the city. The future 26-story, 277-foot-tall tower has recently passed its 20th floor. The project is being developed by Silvercup Properties, the development branch of movie and TV producer Silvercup Studios, which has been an icon of Long Island City decades before the first glass skyscrapers graced the local skyline. GF55 Partners is the architect of record. S2 Construction, LLC serves as the general contractor.

Twin Two-Story, Three-Family Houses Coming to 124-39 135th Place, South Ozone Park

Property owner Sarabjit Singh has filed applications for two two-story, three-unit residential buildings at 124-39 – 124-43 135th Place, located on the corner of Alwick Road, in South Ozone Park. Each will measure 4,548 square feet. Across both buildings, the residential units should average 1,058 square feet apiece, indicative of family-sized apartments. Each structure will feature one off-street parking space, plus residential storage space in the cellar. Bakhtiar Shamloo’s Kew Gardens-based Tabriz Design Group is the architect of record. The 80-foot-wide lot is currently occupied by a two-and-a-half-story wood-framed house. Demolition permits were filed in March.


27-Story Watermark Court Square at 27-19 44th Drive Rises One-Third of the Way to Its Final Height

Watermark Court Square, the 27-story luxury rental building at 27-19 44th Drive in Long Island City, has risen past its tenth floor, about a third of the way to its final 282-foot height. The LEED-certified building is developed by Twining Properties, with The Ashforth Company as an investment partner. TG Nickel & Associates is the general contractor for the project, which Handel Architects designed as a slender stack of floor-to-ceiling windows set within a grid of grey and dark brown brick. Completion is expected in 2017.

Four-Story, Seven-Unit Residential Project Planned at 81-14 101st Avenue, Ozone Park

Richmond Hill-based Amar Marketing Enterprises III has filed applications has filed applications for a four-story, seven-unit residential building at 81-14 101st Avenue, in Ozone Park, located two blocks from the 80th Street stop on the A train. The structure will measure 5,012 square feet, which means its residential units should average 716 square feet apiece, indicative of rental apartments. There will be two apartments per floor on the ground through third levels, followed by a single unit on the fourth floor. Barry J. Bank’s Kew Gardens-based engineering firm is the applicant of record. The 25-foot-wide, 2,506-square-foot lot is currently occupied by a metal garage structure.
