5 Pointz-Replacing Two-Towered, 1,115-Unit Mixed-Use Project Rises to Street Level at 22-44 Jackson Avenue, Long Island City

Back in July of 2014, YIMBY revealed renderings of the two-towered, 1,115-unit mixed-use development underway at 22-44 Jackson Avenue, located in the Court Square section of Long Island City. Following the demolition of the 5 Pointz warehouse, excavation began in August of 2015 for the new buildings, followed by foundation work in November later that year. Now, a portion of the site closest to Jackson Avenue is at street level and beginning to rise, as seen by photos via Curbed NY and The Court Square Blog. The northern and southern towers, which will be connected by a common two-story base, will rise 48 and 41 stories respectively.

And generous new zoning along Queens Boulevard ensures that nearly all those developments are concentrated along the busy, six-lane artery. The latest project to arrive on the scene there is 46-02 70th Street, which will rise nine stories at the corner of Queens Boulevard and 70th Street.

Reveal for 10-Story, 133-Key Extended-Stay Hotel Planned at 38-42 11th Street, Long Island City

In September of 2014, YIMBY reported on applications for a 10-story, 133-key hotel planned at 38-42 11th Street, in the Ravenswood section of Long Island City, located four blocks from the 21st Street-Queensbridge stop on the F train. Now, a rendering of the project has been revealed in a report by The Real Deal. The latest building permits indicate the hotel, which will be an extended-stay one by Marriott’s TownePlace Suites, will encompass 69,045 square feet. If the project’s 50,457 square feet of commercial space is exclusively representative of the hotel units, individual rooms should average a relatively spacious 379 square feet apiece. Guest amenities include a fitness center, laundry facilities, a lounge and breakfast area, a garden area behind the building, a bar, a rooftop terrace, a 21-car garage on the ground floor, and storage for five bikes. Midtown Properties is the developer and Think! Architecture and Design is behind the architecture. Foundation work is reportedly underway at the site, and completion is scheduled before 2017.



32-82 37th Street

Four-Story, Four-Unit Residential Building Planned at 32-82 37th Street, Astoria

Property owner Basil Kaludes has filed applications for a four-story, four-unit residential building at 32-82 37th Street, in southern Astoria, located three blocks from the Steinway Street stop on the M/R trains. The structure will measure 3,124 square feet, which means its full-floor residential units should average 781 square feet apiece, indicative of rental apartments. Amalia Bournias’ Woodside-based Topos Designs Inc. is the architect of record. The 25-foot-wide, 2,500-square-foot lot was previously occupied by a two-story house. That was demolished in 2013. At the time, a different developer planned to build a slightly smaller residential project, one with three units. Of course, those plans never came to fruition.
