Demolition Wraps Up at 25-01 Queens Plaza North in Long Island City, Queens

Demolition work is wrapping up at 25-01 Queens Plaza North, the site of a 26-story residential building in Long Island City, Queens. Developed by Grubb Properties, the 311-foot-tall structure will yield 417 units with 124 dedicated to affordable housing, and 7,600 square feet of ground-floor retail space. 25-01 QPN Consigli Construction is the general contractor and King Contracting Group is installing all the brick and CMU for the property, which is located between Crescent and 27th Streets, directly adjacent to the elevated Queensboro Plaza station servicing the 7, N, and W trains.

Affordable Housing Development Breaks Ground at 13-12 Beach Channel Drive in Far Rockaway, Queens

Elected officials and developers recently gathered to celebrate the commencement of construction at 13-12 Beach Channel Drive in Far Rockaway, Queens. Designed by Urban Architecture Initiatives and developed by BRC and Camber Property Group, the eight-story property will include a mix of 147 deeply affordable units, 100 shelter units with supportive services, tenant amenities, and a community facility.

YIMBY Scopes Views From 450 Washington Street in Tribeca, Manhattan

YIMBY took a tour of the upper floors of 450 Washington Street, a 12-story residential building on the Hudson River waterfront in Tribeca. Designed by Roger Ferris + Partners and developed by Related Companies, the structure is undergoing a renovation to convert its rental apartment layout into 176 condominium units, as well as an extensive exterior overhaul involving window replacement and a new exterior finish. Corcoran Sunshine Marketing Group is handling sales and marketing for the condominiums, which range from studios to four-bedroom homes with pricing ranging from $1 million to $10 million. Hollander Design is the landscape architect for the property, which occupies a full block parcel bound by Watts Street to the north, Desbrosses Street to the south, Washington Street to the east, and West Street to the west.

Affordable Housing Lottery Launches for 25-79 31st Street in Astoria, Queens

The affordable housing lottery has launched for 25-79 31st Street, a seven-story mixed-use building in Astoria, Queens. Designed by JLS Designs, the structure yields 23 residences and 12 parking spaces. Available on NYC Housing Connect are seven units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $68,572 to $156,130.

Permits Filed for 87-79 Merrick Boulevard in Jamaica, Queens

Permits have been filed for an 11-story mixed-use building at 87-79 Merrick Boulevard in Jamaica, Queens. Located between 88th Avenue and Hillside Avenue, the lot is three blocks from the 169th Street subway station, serviced by the E and F trains. Sunnyside Community Services Unveils New Facility in Long Island City, Queens

Sunnyside Community Services has completed a state-of-the-art home health aide training facility at 52-41 Center Boulevard, a new high-rise residential building in Long Island City, Queens. Located within the Hunter’s Point mega-complex, the nonprofit’s new space is on the building’s second floor and occupies 7,700 square feet.

Demolition Underway for Film Studio at 22-09 Queens Plaza North in Long Island City, Queens

Demolition is progressing at 22-09 Queens Plaza North, the site of a three-story industrial building in Long Island City, Queens. Developed by Criterion Group, which paid nearly $80 million for the site in 2019, the 65-foot-tall structure will yield 170,000 square feet of film studio and office space. The property occupies a full-block parcel bound by 41st Avenue to the northeast, 22nd Street to the northwest, 23rd Street to the southeast, and Queens Plaza North to the southwest. Construction was last estimated to cost $25.5 million.

Pilings Underway for 731-Foot Skyscraper at 43-30 24th Street in Long Island City, Queens

Below-grade work is progressing at 43-30 24th Street, the site of a 66-story residential skyscraper in Long Island City, Queens. Designed by Hill West Architects and developed by Carmel Partners, the 731-foot-tall tower will yield 921 units spread across 838,000 square feet and 17,400 square feet of ground-floor retail space. The developer purchased the 79,250-square-foot full-block parcel from Stawski Partners for $200 million in March 2022 and secured a $364 million construction loan from Wells Fargo to complete the project. Carmel Construction East is the general contractor for the property, which is bound by 43rd Avenue to the north, 44th Road to the south, 24th Street to the east, and 23rd Street to the west.

Housing Lottery Units Still Available at 29-19 Newtown Avenue in Astoria, Queens

Designed by CE Architect and developed by L&A Group Holdings LLC, the structure yields 44 residences and 59 parking spaces. Available on NYC Housing Connect are seven units for residents at 130 percent of the area median income (AMI), ranging in eligible income from $60,000 to $187,330.
