Permits Filed for 3022 Brighton 14th Street, Brighton Beach, Brooklyn

A 2.5-story home in Brooklyn’s Brighton Beach neighborhood is about to bite the dust, with new building applications now filed for its six-story replacement, at 3022 Brighton 14th Street. The first four floors of the mixed-use structure will have a school, while the fifth, sixth, and penthouse levels will be occupied by an ambulatory diagnostic/treatment center. The total area is set to comprise just shy of 24,000 square feet. Ruslan Goychayev of RSLN Architecture PLLC is designing, and Igor Zagranichny of 1123 Ocean View LLC is the developer.


1473 50th Street

Four-Story, Six-Unit Mixed-Use Building Filed at 1473 50th Street, Borough Park

Brooklyn-based Yeshiva Amod Hatorah Inc. has filed applications for a four-story, six-unit mixed-use building at 1473 50th Street, in the heart of Borough Park. The project will measure 15,589 square feet. It will include a 3,650-square-foot religious facility on the ground and cellar levels, followed by six residential units across the second through fourth floors. The units should average 1,253 square feet apiece, indicative of condominiums. Ruslan Goychayev’s Brooklyn-based RSLN Architecture is the architect of record. The 40-foot-wide, 4,006-square-foot property is currently vacant. The 50th Street stop on the D train is three blocks away.


698 Empire Boulevard

Seven-Story, 14-Unit Residential Building Filed at 698 Empire Boulevard, East Flatbush

Property owner Jacob Friedman, doing business as an anonymous Brooklyn-based LLC, has filed applications for a seven-story, 14-unit residential building at 698 Empire Boulevard, on the northern edge of East Flatbush. It will measure 22,639 square feet and its residential units should average 1,305 square feet apiece, indicative of condominiums. There will be two units per floor. Ruslan Goycheyev’s Brooklyn-based RSLN Architecture is the architect of record. The 50-foot-wide, 4,600-square-foot assemblage is currently occupied by two two-story rowhomes. Demolition permits were filed in April. The Kingston Avenue stop on the 2/3 trains is located seven blocks away.



41 Garnet Street

Four-Story, Nine-Unit Residential Building Filed At 41 Garnet Street, Carroll Gardens

William Schneider, doing business as an anonymous LLC, has filed applications for a four-story, nine-unit residential building at 41 Garnet Street, on the southern end of Carroll Gardens, located a blocks from the Smith-9th Streets stop on the F/G trains. The new building will measure 11,094 square feet in total and units will average 889 square feet apiece, which means either rentals or condos could be in the works. Ruslan Goychayev’s Brooklyn-based RSLN Architecture is the architect of record. The 40-foot-wide lot is currently occupied by a single-story garage. Demolition permits have not yet been filed.
