Park Avenue Green, a new affordable housing community in the South Bronx is officially the largest Passive House development in North America. Defined by a stringent checklist of sustainable requirements, the project’s design reduces the expenditure of energy by incorporating a thoroughly sealed building envelope, advanced ventilation systems, low-energy cooling systems, and rooftop solar panels.
The South Bronx is undergoing a major urban transformation as developers are continuing to reshape the area with a mix of adaptive-reuse buildings and new residential construction. Union Crossing is a new mixed-use project that will combine contemporary commercial office space and retail opportunities for newcomers to the historic neighborhood. It is designed by Woods Bagot, while the developers include Madison Realty Capital, The Altmark Group, The Bluestone Group, and Galil Management. JRT Realty is the exclusive leasing agent for the venture.
Permits have been filed for a four-story residential building at 494 Jackson Avenue, in the South Bronx. The site is five blocks away from the East 149th Street subway station, serviced by the 6 train. Yellow Jacket Ventures, a Brooklyn-based developer, is listed as behind the applications.
Permits were filed by developer 925 Capital to build an 8,500 square foot retail building at 101 Bruckner Boulevard, in the South Bronx neighborhood of Port Morris. Among the various retail tenants is a planned rooftop restaurant on top of the 18-foot tall, one-story structure, which YIMBY can now reveal.
When it comes to new developments, stadiums are a rarity in New York City. But today, YIMBY has the first look at an enormous project coming to the South Bronx waterfront, dubbed Harlem River Yards, submitted to the city by a Related-led partnership. The plans would rise adjacent to Somerset Partners’ assortment of new towers already in the works, adding another major affordable housing building, as well as the City’s first dedicated soccer stadium, with 26,000 seats, designed by Rafael Viñoly. The total cost is projected at $700 million.
