Twin Two-Story, Two-Family Houses Coming to 130-13 Inwood Street, South Ozone Park

A Queens-based property owner has filed applications for twin two-story, two-family houses at 130-11 and 130-13 Inwood Street, in South Ozone Park. The new buildings will measure 2,940 square feet each. Across both, the residential units should average 980 square feet apiece, indicative of family-sized configurations. Each house will also come with a 300-square-foot, single-car garage. George Schwarz’s Gramercy-based architecture firm is the architect of record. The 60-foot-wide, 5,700-square-foot lot is occupied by a two-story house. Demolition permits were filed earlier this month.


119-05 Linden Boulevard

Two-Story, 9,500-Square-Foot Commercial Building Coming to 119-05 Linden Boulevard, South Ozone Park

An anonymous Hempstead, N.Y.-based LLC has filed applications for a two-story, 9,483-square-foot commercial building at 119-05 Linden Boulevard, located at the corner of Lefferts Boulevard in South Ozone Park. The project will feature a laundromat on the ground floor, followed by medical offices on the second floor. There will also be 17 off-street parking spaces. Joseph Deal’s Long Island-based Bohler Engineering is the applicant of record. The 10,004-square-foot corner site is currently vacant.


132-15 Nassau Expressway

Four-Story, 102-Key Hotel Re-Filed at 132-15 Nassau Expressway, South Ozone Park

Originally filed in 2012, new building permits have again been submitted for a four-story, 102-unit hotel at 132-15 Nassau Expressway, on the southern edge of South Ozone Park. That’s the vacant, 14,280-square-foot triangular property, bound by 149th and 150th avenues and 132nd Street, near JFK International Airport. The new building will encompass 36,997 square feet. The hotel rooms should average a budget-sized 280 square feet apiece.Guest amenities include a fitness center, a breakfast dining area, a meeting room, and storage for four bikes. Sam Chang’s Great Neck, N.Y.-based McSam Hotel Group is the developer and Michael Kang’s Flushing-based architectural firm is the architect of record.


131-09 133rd Street

Three Two-Story, Two-Family Houses Coming to 131-09 133rd Street, South Ozone Park

Queens-based property owner Lakhwinder Singh has filed applications for three two-story, two-family houses at 131-03 – 131-09 133rd Street, in South Ozone Park. Two of them will measure 3,020 square feet, while the third will measure a slightly smaller 2,856 square feet. Across all three, their full-floor residential units should average 898 square feet apiece, indicative of smaller family-sized configurations. Giuseppe Bonomo’s Staten Island-based Design Build Staten Island Inc. is the architect of record. The 9,000-square-foot lot, located on the corner of 131st Avenue, is currently partially occupied by a two-story house. Demolition permits haven’t yet been filed. The site is located just blocks from the northern edge of John F. Kennedy International Airport.


Aqueduct Racetrack

Resorts World Casino Proposing Hotel-Casino-Convention Expansion at Aqueduct Racetrack, South Ozone Park

The Resorts World Casino is proposing to expand their two-story, 330,000-square-foot building —  located on the grounds of the Aqueduct Racetrack at 110-00 Rockaway Boulevard, in South Ozone Park, Queens — by roughy 420,000 square feet. The expansion would include an additional 1,000 video lottery terminals, a 400-key hotel, a 20,000-square-foot spa & resort, and at least 140,000 square feet of convention and meeting space, the Wall Street Journal reported. The expansion would be built immeadiately west of the existing casino, where a parking lot is currently located. The proposal would also leave room for the expanded facility to be further expanded with even more retail and casino spaces. The plans must be approved by the Franchise Oversight Board and the New York State Gaming Commission. With proper approvals, completion is expected in early 2019. The casino is connected to the A train’s Aqueduct Racetrack stop via a pedestrian bridge.
