Lighthouse Point, rendering via Triangle Equities

Developers Land Financing, Tenant For Lighthouse Point’s First Phase In St. George, Staten Island

In the summer of 2015, YIMBY brought you new renderings of the Lighthouse Point mixed-use development, in St. George, located immeadiately south of the St. George Terminal on Staten Island. Construction kicked off on the project’s first phase later that year – a 12-story, 116-unit mixed-use building that fronts Bay Street. Its developers – Triangle Equities and Lubert-Adler – have now secured a total $81.7 million in financing from multiple sources. In addition, Commercial Observer reports Regus signed a lease to take 30,000 square feet of the mixed-use building’s 65,000 square feet of commercial space. The remaining 35,000 square feet could be leased as office or retail space, and construction on the first phase is expected to wrap up in 2017. The rest of the project includes repurposing four historic structures and other artifacts, and building a 12-story, 175-key hotel with 15,000 square feet of event space and an additional 23,000 square feet of multi-use commercial space. Empire Outlets

477,000 Square-Foot Empire Outlets Retail & Hotel Project Rises At 35 Richmond Terrace, St. George

Back in the spring of 2015, BFC Partners broke ground on the commercial-retail complex dubbed Empire Outlets, located at 35 Richmond Terrace in St. George, Staten Island. In the last few weeks, the sprawling structure went vertical with the placement of steel beams. When it’s complete in late 2017, the project will have 100 retailers across 370,148 square feet of commercial space. Towards the center of the complex, atop the retail, a six-story, 190-key hotel will encompass an additional 107,109 square feet. A 1,250-car parking garage will be located below the entire structure, bringing the total square-footage of Empire Outlets to 1,139,313. The developer has already signed a couple dozen tenants, the latest of which is Jewelers on Fifth, according to Commercial Observer. SHoP Architects is the design architect.


428 St. Marks Place

Four-Story, Five-Unit Condo Building In The Works At 428 St. Marks Place, St. George, Staten Island

Earlier this year, YIMBY reported on applications for a four-story, five-unit residential building at 428 St. Marks Place, in St. George on Staten Island, and now the developer is demolishing the site’s dilapidated 2.5-story wood-frame structure, DNAinfo reports. Developer Anthony Guglieri is currently taking the project through ULURP and plans to begin actual construction in 2016. The project will measure 4,675 square feet in total, and units will be condos, averaging 853 square feet each. A 410 square-foot retail unit will take up the ground floor. Frank Martarella’s Staten Island-based Think Design Architecture is the architect of record.


35 Monroe Avenue

Three-Story, Three-Family Residential Building Coming To 35 Monroe Avenue, St. George

Property owner Kaplan Ibraimovic has filed applications for a three-story, three-unit residential building at 35 Monroe Avenue, in St. George, on Staten Island. The little multi-family home will measure 2,256 square feet, and full-floor units will average a rental-sized 752 square feet apiece. Staten Island-based Frank Vaccaro is the applicant of record, and a recessed garage, originally associated with the neighboring residence, must first be demolished.


New York Wheel

New Renderings For 630-Foot-Tall New York Wheel, Staten Island

Last week, the city approved structural design changes to the New York Wheel project in St. George, on the northern tip of Staten Island, according to Commercial Observer. The changes mostly have to do with the 950-car parking garage, which will now be four levels and more environmentally sustainable. Over the summer, construction began on the footprint of the 630-foot-tall Ferris wheel, and by August, cranes arrived on site. The majority of the caissons have been planted, and construction of the Ferris wheel will begin early next year, with completion slated for the first half of 2017.
