Staten Island-based New York Concrete has filed applications for a four-story, 304,139-square-foot commercial warehouse at 2807 Arthur Kill Road, located in Charleston along Staten Island’s West Shore. The new building will contain retail space on the ground floor, followed by warehouse space on the second and third floors, and office space on the fourth floor. The project will include a green roof and 210 off-street parking spaces. Karl Fischer’s SoHo-based firm is the architect of record. The 173,698-square-foot property is vacant. A two-story house once occupied part of the lot until it was demolished in December.

Staten Island-based Waldman Management has filed applications for a pair of two-story, two-unit mixed-use buildings at 1298 and 1300 Forest Avenue, located on the corner of Hamilton Place in Westerleigh, on Staten Island’s North Shore. The buildings will each measure 2,204 square feet. The ground floors of each building will contain 1,061 square feet and 1,423 square feet of retail space, respectively. The second floors will contain two residential units. Across both structures, the total of four apartments should average 642 square feet apiece, indicative of rentals. There will also be a total of four off-street parking spaces.

The project will measure 11,000 square feet and and feature 3,070 square feet of ground-floor retail space. Its nine apartments will be located across the second through fifth floors, averaging 883 square feet apiece. Staten Island-based thinkDESIGN Architecture is the architect of record. The 50-foot-wide, 3,131-square-foot property is occupied by a dilapidated two-story building. Demolition permits were filed in February of last year.

The buildings will measure 3,093 square feet each. Across all three, the residential units should average 1,200 square feet apiece. There will be studio apartments on each of the buildings’ ground floors, followed by a family-sized apartments across the second and third floors.
