Street Level Construction Underway on 19-Story, 72-Unit Mixed-Use Project, 2230 Broadway, Upper West Side

Construction is now at street level on the 19-story, 72-unit mixed-use building under development at 2230 Broadway, located on the corner of West 80th Street on the Upper West Side. The construction progress can be seen thanks to photos posted to the YIMBY Forums. The latest building permits indicate a 123,456-square-foot, 206-foot-tall tower is in the works. It will have 22,231 square feet of commercial-retail space across the ground floor and two cellar levels, followed by residential units on the second through 18th floors. The units should average 1,609 square feet apiece, which means condominiums are likely in the works. Friedland Properties is the developer and Stephen B. Jacobs Group is behind the architecture. Completion is scheduled for the first half of 2018.


60 East 86th Street

Construction Wraps on 19-Story, 15-Unit Condominium Project at 60 East 86th Street, Upper East Side

Construction is wrapping up on the 19-story, 15-unit residential building under development at 60 East 86th Street, on the Upper East Side. The latest photo was posted to Instagram by the project’s design architect, Thomas Juul-Hansen. Dubbed Sixty East Eighty Sixth, the 55,407-square-foot structure includes one triplex apartment spanning the cellar through second floors, followed by a single unit per floor on floors three through nine, a duplex apartment spanning the 10th and 11th floors, another duplex spanning the 12th and 13th floors, one apartment per floor on the 14th through 16th floors, and, finally, a triplex penthouse spanning the 17th through 19th floors. The condominiums should average 3,730 square feet apiece. Amenities include a library, a fitness center, a children’s playroom, a wine room, private storage space, and storage for eight bikes. Glenwood Management is the developer and Stephen B. Jacobs Group is the executive architect. Occupancy is probably imminent.


185 Bowery

19-Story, 300-Key CitizenM Hotel Tops Out At 185-191 Bowery, Lower East Side

Since it was only a single story above street level in January, it appears the structural core of the 19-story, 300-key CitizenM Hotel has topped out at 185-191 Bowery, located near the corner of Delancey Street on the Lower East Side. The rest of the building, currently three stories in height, is slowly rising around the core, as seen in an update by Bowery Boogie. The latest building permits indicate the hotel will stand 224 feet above street level and encompass 99,433 square feet. Its rooms should average 265 square feet apiece and guest amenities will include a fitness center, storage for eight bikes, a lounge & bar in the cellar, a café on the ground floor, and a lounge & bar with a roof terrace on the 19th floor. A 3,383-square-foot public plaza will run along Bowery. Rinaldi Group is the developer and Stephen B. Jacobs Group is behind the design. Completion is expected later this year.

41-Story, 223-Unit Mixed-Use Building Rising at 38 West 33rd Street, Midtown South

Construction is now two stories above street level on the 41-story, 223-unit mixed-use building under development at 38-46 West 33rd Street, in Midtown South. The construction progress can be seen thanks to photos posted to the YIMBY Forums by user nyc1. The new building will encompass 220,724 square feet and will top out at 465-feet-tall. There will be 5,721 square feet of ground-floor retail space, followed by residential units averaging 818.6 square feet apiece, which is indicative of rental apartments. The residential amenities are listed in YIMBY’s update in January, when foundation work was underway. The Torkian Group is the developer and Stephen B. Jacobs Group is behind the architecture. Completion is expected in 2017.


29-26 Northern Boulevard

Foundation Work Underway for 43-Story, 467-Unit Mixed-Use Tower at 29-26 Northern Boulevard, Long Island City

Back in April of 2014, YIMBY revealed renderings for a 45-story, 415-unit mixed-use building at 29-26 Northern Boulevard (a.k.a. 29-22 & 29-32 Northern Boulevard), in the Queens Plaza section of Long Island City. Excavation began in the summer of 2015 and foundation work is now well underway, The Court Square Blog reports. The project has also seen slight revisions to its design. The latest filings detail a 43-story, 500,302-square-foot mixed-use tower that will stand 481 feet above street level. There will be 11,372 square feet spread across parts of the cellar, ground, and second floors. The project’s 467 residential units will be located on the second through 41st floors, averaging a rental-sized 791 square feet apiece.
