Nine-Story, 135-Unit Supportive Housing Project Planned at 2002 Surf Avenue, Coney Island

Developer iStar has filed applications for a nine-story, 135-unit supportive housing project at 2002 Surf Avenue, at the corner of West 21st Street on Coney Island, located seven blocks from the Coney Island-Stillwell Av stop on the D/F/N/Q trains. The structure will encompass 118,743 square feet, and will feature 7,815 square feet of ground-floor retail space. The apartments above should average 732 square feet apiece, and amenities listed in the Schedule A include bike storage, a fitness center, a laundry, a community room, an courtyard on the second floor, an a rooftop terrace. Stephen B. Jacobs Group is the architect of record. The developer is ground-leasing the 18,867 square-foot property from the New York City Economic Development Corporation (NYCEDC), according to The Real Deal.



255 East Houston Street

ULURP Underway For 13-Story, 63-Unit Mixed-Use Project At 255 East Houston Street, Lower East Side

Back in August of 2015, YIMBY reported on applications for a 10-story, 53-unit residential building at 255 East Houston Street, on the Lower East Side, but now landlord Samy Mahfar is taking the project through Urban Land Use Review Procedure (ULURP) in order to build commercial-retail space. According to Bowery Boogie, the latest plans call for 13-story building on East Houston and an eight-story counterpart at 171 Suffolk Street. As proposed, the entire project would encompass 93,015 square feet and includes 7,240 square feet of ground-floor retail space. There would be a total of 63 residential units and 20 percent of them would be rented through the affordable housing lottery. Stephen B. Jacobs Group is designing and completion is tentatively scheduled for 2020. An existing four-story building must first be demolished.

Scope Grows As Construction Underway At Torkian Group Project On West 33rd Street, Midtown South

It was way back in September of 2014 that YIMBY reported on filings for a new residential building at 38-46 West 33rd Street (a.k.a. 38 West 33rd Street), in Midtown South. Then in June of 2015, we revealed a rendering of the project. In September, the Torkian Group development got financed by a $105 million loan. Now, the project’s scope is slightly bigger and construction is underway, which we can see in a pair of photos sent to us by our friend Tectonic.

19-Story, 300-Key CitizenM Hotel Rises At 185 Bowery, Lower East Side

Early last year, an on-site rendering was posted of Rinaldi Group’s planned 19-story, 300-key CitizenM hotel at 185 Bowery, located near the corner of Delancey Street on the Lower East Side. Today, the construction is moving forward following a period of no activity, according to Bowery Boogie. Rebar can be seen poking up above the construction fence and crews are likely pouring concrete for the ground and below-grade levels. Once complete, the 99,433 square-foot building will feature hotel rooms averaging roughly 250 square feet apiece, a ground-floor café, and a rooftop terrace/bar. A 3,383 square-foot public plaza will front Bowery, and Stephen B. Jacobs Group is the architect of record. Completion is expected in late 2016.
