Five-Story, 21-Unit Residential Project Filed At 25-53 38th Street, Astoria

Long Island City-based United Air Conditioning, an engineering and utility company, has filed applications for a five-story, 21-unit residential building at 25-53 38th Street, in central Astoria, located nine blocks from the 30th Avenue stop on the N and Q trains. The structure will measure 14,263 square feet in total, which means units will average a rental-sized 679 square feet apiece. New Jersey-based T.F. Cusanelli and Filletti Architects is the applicant of record. The assemblage consists of two small townhouses and permits have not been filed yet to knock them down.

Seven-Story, 20-Unit Mixed-Use Project Planned At 36-31 31st Street, Long Island City

Faye Levesque has filed applications for a seven-story, 20-unit mixed-use building at 36-31 31st Street, in northern Long Island City, a stone’s throw away from the N and Q trains’ stop at 36th Avenue. The building will measure 16,342 square feet in total, which includes 1,202 square feet for retail space on the ground floor. The residential units will spread across the building’s remaining space, averaging 757 square feet each. New Jersey-based T.F. Cusanelli and Filletti Architects is the applicant of record, and an existing two-story townhouse must first be demolished.

On Rockaway Beach Boulevard near the Rockaway Park A train stop, a block and a half of storefronts burned down and were battered by storm surges during Hurricane Sandy three years ago. But now the strip between Beach 115th and 113th Streets is about to see some new life. Applications were filed today for two three-story, mixed-use buildings at 114-06 and 114-30 Rockaway Beach Boulevard, about a mile and a half west of the Cross Bay Bridge that links the peninsula with Howard Beach in Queens.

The commercially zoned no man’s land around Flushing Meadows Park and Willets Point has seen a big uptick in development, as longtime property owners prepare for the planned $3 billion redevelopment of the auto body shops next to Citi Field. New building applications were filed today for two properties nearby at 131-10 and 132-32 Avery Avenue, just east of Flushing Meadows Park between 131st Street and College Point Boulevard.
