LPC To Review Renovations to 32 Avenue Of The Americas in Tribeca, Manhattan

On November 28, the Landmarks Preservation Commission will review a new proposal from Marvel Architects and Rudin Management for the renovation of 32 Avenue of the Americas in Tribeca. This 27-story Art Deco building, originally designed by Ralph Thomas Walker and built between 1912-1916 with expansions in 1930-1932, is an important piece of the history of development in Tribeca. Recognized as an Individual NYC Landmark and Interior Landmark since 1991, the building has undergone various approved renovations, including a storefront masterplan in 2013 and lobby and main building entries renovation in 2022.

Excavation is progressing at 14 White Street, the site of a seven-story residential building in Lower Manhattan’s Tribeca East Historic District. Designed by NAVA and DXA Studios and developed by 14 White Street Property Owner LLC, the 30,000-square-foot structure will yield ten condominium units ranging from 1,200-square-foot two-bedroom homes to four-bedroom layouts spanning 4,000 square feet, as well as 3,000 square feet of retail space on the ground floor and cellar. Central is the general contractor for the property, which is bound by White Street to the south and Sixth Avenue to the east.

The Warren Street Hotel Approaches Completion at 86 Warren Street in Tribeca, Manhattan

Construction is nearing completion on the Warren Street Hotel, an 11-story building at 86 Warren Street in Tribeca. Designed by Paul Taylor with Stonehill Taylor and developed by Firmdale on a land lease from Solil Management, the 135-foot-tall structure will span 44,000 square feet and yield 69 guest rooms operated by Firmdale Hotels, as well as the 150-seat Warren Bar and Restaurant, a drawing room, an orangery, and a private event space. Pavarini McGovern is the general contractor and Kit Kemp is the interior designer for the project, which rises from the site of a former open-air parking lot between Greenwich Street and West Broadway.

45 Park Place Stands Unfinished in Tribeca, Manhattan

Second on YIMBY’s Turkey Week tour of stalled projects is 45 Park Place, a 43-story residential skyscraper in Tribeca. Designed by SOMA Architects with Ismael Leyva Architects as the executive and residential architect and developed by Sharif el-Gamal of Soho Properties, the 667-foot-tall tower has been stalled since sometime in late 2019. Piero Lissoni is the interior designer, Permasteelisa Group and Vidaris are the façade consultants, and Gilbane Residential Construction is the general contractor for the property, which is located between Church Street and West Broadway.
