42-Story, 362-Unit Mixed-Use Tower Tops Out At 1 West End Avenue, Lincoln Square

Back in November, YIMBY brought you a construction update on the 42-story, 362-unit mixed-use building underway at 1 West End Avenue, in the Lincoln Square section of the Upper West Side. At the time, the structure was at least 25 floors above street level, but now the building has topped out, as seen in photos by Tectonic (h/t Curbed). The new building encompasses 932,780 square feet and will contain retail space, in addition to 116 below-market rate rental units, within its six-story base. The tower portion will feature 246 condominium units. Glass installation is currently underway and the stone cladding of the podium appears largely complete. Silverstein Properties and Elad Group are the developers. Pelli Clarke Pelli is the design architect and Goldstein, Hill & West Architects is the architect of record. Completion is expected in 2017.

Plans Filed to Convert Upper West Side SRO to Apartments at 346 West 71st Street

Last week, Icon Realty Management filed plans to convert a landmarked SRO at 346 West 71st Street into spacious apartments.

First Renderings Of 10-Story, 64-Unit Residential Addition At 707 West End Avenue, Upper West Side

In January, YIMBY brought you an update on the planned 10-story, 64-unit residential addition atop the existing six-story, 144-unit rental building at 707-711 West End Avenue, between West 94th and 95th Streets, on the Upper West Side. Now, Curbed has the first official rendering that shows a glimpse of the top of the structure. The project, dubbed the Haswell, will add 155,420 square feet of residential space to the property. Condominium units should average a spacious 1,905 square feet apiece, and amenities will include private and communal outdoor spaces, a reading room, and a renovated lobby. The existing, largely rent-stabilized, building will also get extensive renovations, including new windows, and will have access to 5,000 square feet of new outdoor space on the second floor. SJP Properties and P2B Ventures are the developers and PBDW Architects is designing. Completion is expected in early 2018.

Developers Acquire 200 Amsterdam Avenue, Plan 51-Story Condo Tower, Upper West Side

Last October, SJP Properties and the U.S. branch of Tokyo-based Mitsui Fudosan entered into a contract to buy 200 Amsterdam Avenue, a 5,000 square-foot plot currently occupied a vacant synagogue and located between West 69th and 70th streets on the Upper West Side. Commercial Observer reports the sale has since closed, along with $160 million in financing to fund the acquisition. The team of developers have been planning a high-rise condominium tower for the site, which can boast roughly 400,000 square feet of development rights. The latest plans call for a 51-story, 112-unit residential building, although retail space will also probably be included on the ground floor. Neither demolition permits for the existing structure and nor new building applications have yet been filed.

Retail Conversion Moves Forward for Landmarked Upper West Side Theater at 2626 Broadway

Last fall, the New York Times broke the news that the landmarked Metro Theater on the Upper West Side would become a Planet Fitness. Now applications have officially been filed to convert the 1930s Art Deco theater at 2626 Broadway into retail.

Developers Plan Residential Tower At Newly Acquired 2255 Broadway, Upper West Side

There were rumors back in the summer of 2015 that the three-story, 20,000-square-foot retail building at 2251-2259 Broadway (a.k.a. 256 West 81st Street), on the Upper West Side, would be demolished for a new building, and it appears that will be the case. Alchemy Properties and Carlyle Group have purchased the property for $51 million and, according to The Real Deal, are planning to build a condominium tower. Alchemy Properties leased the building last year to remove all its tenants, and the structure will subsequently be demolished. The project could be as large as 94,000 square feet, but no demolition permits or new building applications have been filed yet.

Church Conversion Condo Project Abandoned at 361 Central Park West

Yesterday, we reported on yet another delay in the over year-long process of the city deciding whether to allow a landmark former church on the Upper West Side to be converted to condominiums. Now, we can report that the developer has withdrawn the plan for 361 Central Park West. That plan initially called for 39 units, but was scaled down to 35. The structure was built in 1903 as the First Church of Christ, Scientist of New York City. It received designation as an individual landmark in 1974.

It was back in 2014 that Manhattan Community Board 7 started considering a plan to convert a landmark former Upper West Side church into condos. Now, it is February of 2016 and there is still no word on whether that conversion will go forward, its fate held in the hands of the Board of Standards and Appeals.

Reveal For Seven-Story, Five-Unit Mixed-Use Project At 207 West 75th Street, Upper West Side

Back in July of 2014, YIMBY brought you renderings of the proposed 14-story, 10-unit residential building at 207 West 75th Street, on the Upper West Side. The project required a special permit from the Board of Standards and Appeals, but the developer was unsuccessful in obtaining a variance and the site was eventually unloaded for $13.25 million in 2015. The new developer, Opal Holdings, has since filed applications to expand the existing two-story building into a seven-story, five-unit mixed-use one. Real Estate Weekly now reports a $14.8 million construction loan has been secured for the 20,000-square-foot project. There will be 5,000 square feet of retail on the ground and cellar levels, and full-floor apartments beginning on the second floor. The sixth and seventh floors will contain a five-bedroom duplex penthouse featuring a terrace. Jeffrey Cole Architects is designing.

Nonprofit Proposes 280 Affordable Units, Homeless Shelter At 149 West 108th Street, Upper West Side

The West Side Federation for Senior and Supportive Housing is proposing to demolish three city-owned parking garages at 151 West 108th, 143 West 108th, and 103 West 108th Street, and the five-story Valley Lodge 92-bed homeless shelter at 149 West 108th Street, on the Upper West Side. According to DNAinfo, the nonprofit is planning to build a new facility with a 110-bed homeless shelter and at least 280 residential units in two separate buildings. All of the apartments would be rented at below market-rates to a mix of seniors, singles, and families. The plans will be taken through the city’s Urban Land Use Review Procedure (ULURP) so larger buildings can be built, possibly generating an additional 90 residential units in the process. The nonprofit will also build a public bathroom at the adjacent Anibal Aviles Playground. Construction is expected to begin in 2017 and be completed in 2019.
