The Landmarks Preservation Commission (LPC) is set to review renovation proposals for 19 East 74th Street, a five-story residential building on Manhattan‘s Upper East Side. Designed by Steven Harris Architects, the project aims to modernize the historic five-unit building while preserving its architectural heritage. The property is located between Fifth and Madison Avenues.
Avison Young has facilitated the sale of a vacant mixed-use building at 803 Madison Avenue on Manhattan‘s Upper East Side for $14.5 million. The property, previously occupied by lingerie brand LaPerla until 2021, was sold on behalf of the owner, Philip Sprayregen.
Work is progressing on 300 East 83rd Street, a 22-story residential building in the Yorkville section of Manhattan’s Upper East Side. Designed by SLCE Architects and developed by Lalezarian Properties, the 235-foot-tall structure will span 93,682 square feet and yield 70 condominium units with an average scope of 1,305 square feet, as well as cellar level and ground-floor retail space. A portion of the homes will be reserved for affordable housing. Hudson 37 LLC is the general contractor for the project, which is alternately addressed as 1594-1598 Second Avenue and located at the corner of East 83rd Street and Second Avenue.
Construction is rising on 1491-1493 First Avenue, a 35-story residential building on Manhattan’s Upper East Side. Designed by Hill West Architects and developed by Carmel Partners, which purchased the property from Robert Chou for $73.5 million in early 2022, the 404-foot-tall structure will yield 206 condominium units, 7,120 square feet of ground-floor retail space, and a cellar level. CP VII 78th Street Owner is the owner and Carmel Construction East is the general contractor for the project, which is located at the southwestern corner of First Avenue and East 78th Street.
Naftali Group has secured a $236 million construction loan for 255 East 77th Street, a 36-story residential skyscraper on Manhattan’s Upper East Side. Provided by J.P. Morgan and Starwood Capital, the loan will will help complete the 500-foot-tall structure, which is currently in the excavation phase.
