11-Story, 11-Unit Residential Building Filed at 1402 York Avenue, Upper East Side

An anonymous LLC has filed applications for an 11-story, 11-unit residential building at 1402 York Avenue, located between East 74th and 75th streets on the Upper East Side. The structure will measure 21,185 square feet, which means its residential units should average a spacious 1,926 square feet apiece. The apartments will have full-floor configurations, and condominiums must be in the works. Amenities include private residential storage, storage for six bikes, and a fitness center. Midtown South-based Kossar + Garry Architects is the architect of record and will likely be designing the building. The 20-foot-wide, 1,960-square-foot site is currently occupied by a two-story building. Demolition permits were filed in December to knock it down.

Seven-Story, Three-Unit Residential Redevelopment Gets Refinanced, 39 East 72nd Street, Upper East Side

Back in 2014, B+B Capital and Mink Development acquired, for $19 million, the five-story, five-rental-unit building at 39 East 72nd Street, located in the Upper East Side Historic District, with plans to restore it to its former glory as a single-family townhouse. The developers have secured $30 million in financing for the project, which now is expected to include three condominiums, according to Real Estate Weekly. The 13,036-square-foot structure will be expanded by two stories, increasing the property’s square-footage to 18,412 square feet. Filings indicate the residential units will all be triplexes, averaging an enormous 5,256 square feet apiece. The Landmarks Preservation Commission reportedly approved the project back in 2014. CetraRuddy is the design architect.

Well, on Tuesday, the Landmarks Preservation Commission dealt a blow to his plans for 11-15 East 75th Street, billed as 15 East 75th Street in presentation materials.

200 East 95th Street

30-Story, 83-Unit Condominium Tower Rises Above Grade At 200 East 95th Street, Upper East Side

Back in October of 2015, foundation work was underway at Extell Development’s 30-story, 83-unit mixed-use building at 200 East 95th Street (a.k.a. 1681 Third Avenue), on the Upper East Side. YIMBY now has photos from Tectonic that show rebar rising from the construction site into the air. Work on the ground floor is currently underway on the 317,664-square-foot building, dubbed The Kent, which will include 13,225 square feet of retail space across the ground and cellar levels. There will be 83 condominium units, ranging from two- to five-bedrooms, in the 367-foot-tall tower. The residences should average over 3,000 square feet apiece, and amenities listed in the Schedule A include a gym, a pool & sauna, bike storage, residential lounges and playrooms, a “music room,” and an outdoor terrace on the second floor. Beyer Blinder Belle is designing the project. Completion is expected in 2017.
