New construction permits have been filed for a seven-story residential building at 105 Rogers Avenue in Crown Heights, Brooklyn. The site is two blocks away from the Park Place subway station, serviced by the S train and six blocks away from the Franklin Avenue station, serviced by the 2, 3, 4, and 5 lines. Shahram Mobasser of Bellingham Estates 26 is listed as the owner on the applications, and today YIMBY also has a first look at renderings, with design by Z Architecture.
Designed by Z Architecture, 253 East 62nd Street has risen at the northern corner of East 62nd Street and Second Avenue, on the Upper East Side‘s Lenox Hill neighborhood. The building stands ten stories tall, with a dark red and brown brick facade, and large corner windows on each floor.
An anonymous Glen Head, N.Y.-based LLC has filed applications for a five-story, 10-unit mixed-use building at 52-22 Roosevelt Avenue, located on the corner of 53rd Street in Woodside. The project will measure 25,063 square feet and rise 55 feet to its roof. There will be 3,062 square feet of ground-floor retail space, followed by 4,538 square feet of medical office space on the second floor. The residential units will spread across the third through fifth floors, averaging 1,060 square feet apiece. Chinatown-based Z Architecture is the architect of record. The 4,908-square-foot lot is occupied by three-story building. Demolition permits have not been filed.
Construction is now four stories above street level at 1930 Bedford Avenue in Prospect Lefferts Gardens, where a seven-story, 38-unit mixed-use project is under development. The latest photo is courtesy of prolific construction photographer Tectonic. The most recent building permits indicate the project will eventually measure 59,155 square feet. There will be 7,441 square feet of medical offices on the cellar through second floors, followed by the residential units, which should average 810 square feet apiece and are likely to be rentals. Nik Lavrinoff is the developer and Z Architecture is the architect. Completion is expected in 2017.
In February of 2015, YIMBY revealed renderings for the planned seven-story, 11-unit residential building at 204 Forsyth Street, on the Lower East Side. Bowery Boogie now reports the 24,960-square-foot project has topped out. The structure’s residential units will be condominiums and should average a spacious 1,779 square feet apiece. The units will come in two- and three-bedroom configurations, and amenities include a parking garage on the ground floor and bicycle storage and recreational space in the cellar. Charlie Saulson is the developer and Z Architecture is behind the design. Completion is expected later this year.
