525 West 145th Street

Five-Story, 78-Unit Residential Conversion Underway At 525 West 145th Street, Hamilton Heights

Back in late 2014, renderings and details surfaced of the 78-unit residential conversion of the five-story former Public School 186 at 525 West 145th Street, in Hamilton Heights. Harlem+Bespoke now reports the façade of the once dilapidated structure has been largely restored. Eight of the residential units will rent at market-rate prices, although the rest will rent at below market-rates spanning a wide range of income brackets. Apartments at the Residences at PS186 will come in studio-, one-, and two-bedroom configurations and will spread across 100,533 square feet of residential space, which means units should average a spacious 1,289 square feet apiece. The Boys and Girls Club of Harlem will operate 11,302 square feet of the building. Dattner Architects is behind the design, and Monadnock Development, Alembic Community Development, and the city’s Department of Housing Preservation and Development are the developers. Completion is expected this summer.

Six-Story Affordable Residential Buildings Rising At 1676 & 1700 Broadway, Ocean Hill

Towards the end of last summer, foundation work was underway for a six-story, 79-unit affordable residential building at 1700 Broadway, in Ocean Hill, a block from the Chauncey Street stop on the J and C trains. Now, the structure is five stories above street level, per Brownstoner, and another six-story, 55-unit affordable building by the same developers is four stories up a block to the north, at 1676 Broadway. All units will be rented at well below-market rates and 7,200 square feet of ground-floor retail space is planned. Services for the Underserved and Alembic Community Development are developing, while Peter Woll is the architect. Completion is expected in early 2016.

Construction Underway At 1700 Broadway, Site Of Six-Story, 79-Unit Mixed-Use Building, Ocean Hill

Foundation work is currently underway at 1700 Broadway, in Ocean Hill, where a six-story, 79-unit mixed-use building is planned, a block from the J/Z train’s stop at Chauncey Street. According to Brownstoner, the building — being developed by SUS and Alembic Community Development — will be 100% affordable, and will feature 4,500 square feet of ground-floor retail space. Peter Woll is the architect of record, and completion is expected in 2016.
