As East Harlem braces for another rezoning, developers continue to transform the neighborhood’s small storefronts and vacant lots into new residential projects. Last week, we spotted plans for another building that we can add to the fast-growing list of developments in the area. It would rise at 2282 Second Avenue, on the corner of 117th Street.
ARC Architecture + Design Studio
Ofer Prager, doing business as a Brooklyn-based LLC, has filed applications for a seven-story, 13-unit mixed-use building at 645 Fifth Avenue, in South Slope, located four blocks from the Prospect Avenue stop on the R train. The structure will measure 15,005 square feet in total and will include 1,100 square feet of ground-floor retail space. Residential units would begin on the second floor and average 1,070 square feet apiece, which means condominiums may be in the works. The seventh floor will also feature a common rooftop recreation space. Forest Hills-based ARC Architecture + Design Studio is the architect of record. The two existing mixed-use buildings at 643-645 Fifth Avenue were filed for demolition in November.
Jamaica-based BTML Development Corp. has filed applications for a four-story, six-unit residential building at 916 Herkimer Street, in Ocean Hill, located two blocks from the Ralph Avenue stop on the C train. The project will measure 6,574 square feet in its entirety and will have 4,487 square feet in residential space, which means units will average 748 square feet apiece. A fifth-floor penthouse is also part of the plan. Forest Hills-based ARC Architecture + Design Studio is the architect of record. The existing two-story townhouse was recently filed for demolition.
Arbie Development has filed applications for a four-story, seven-unit residential building at 105 Schenectady Avenue, in eastern Crown Heights, located five blocks away from the Utica Avenue stop on the A and C trains. The structure will measure 6,861 square feet in total and residential units will spread across 4,978 square feet, which means units will average a rental-sized 711 square feet each. One of the units on the fourth floor will feature a fifth-floor penthouse. Forest Hills-based ARC Architecture + Design Studio is the architect of record and an existing three-story townhouse must first be demolished.
Hotels are cropping up all over Williamsburg and Bushwick, but over the weekend, we spotted plans for a six-story hotel in a rather unusual spot – on Broadway in Bed-Stuy, next to the border with Bushwick. The 65-foot-tall building would rise at 1200 Broadway, between Lafayette Avenue and Van Buren Street.
