YIMBY’s 2022 Q1 Report Shows 19,337 New Residential and Hotel Units Filed From January Through March in New York City

Statistics for permit filings for New York City for the first quarter of 2022 are in, and YIMBY has exciting news to share. During the three months between January and March, the Department of Buildings has registered a total of 862 new building permits filings, skyrocketing past last year’s quarterly average of 504 filings. The filings add up to a total of 22.4 million square feet, nearly doubling last year’s quarterly average of 13.3 million. Among these, the filings for new residential and hotel properties yield a combined total of 19,337 units. 611 West 56th Street Wraps Up Construction in Hell’s Kitchen, Manhattan

Exterior work is complete on 611 West 56th Street, a 35-story residential tower in Hell’s Kitchen. Designed by Portuguese architect Alvaro Siza with SLCE as the architect of record and developed by Sumaida + Khurana and LENY, the 450-foot-tall structure will yield 77 units with interiors designed by Gabellini Sheppard Associates. Homes come in one- to four-bedroom layouts, as well as duplex “maisonettes,” full-floor homes, and a grand penthouse. Corcoran Sunshine Marketing Group is handling sales and marketing for the property, which is alternately addressed as 823 Eleventh Avenue and is located at the corner of West 56th Street and Eleventh Avenue.

2505 Broadway Nears Completion on Manhattan’s Upper West Side

Work is nearing completion on 2505 Broadway, a 19-story residential building on Manhattan’s Upper West Side. Designed by ODA and developed by Adam America Real Estate, the 75,000-square-foot structure will yield 44 residential units in one- to four-bedroom layouts, many with private terraces. Ariel Tirosh and Douglas Elliman Development Marketing are the exclusive sales and marketing agents for the project, which is located near the corner of Broadway and West 93rd Street. As of now, the building is 50 percent sold and has immediate occupancy with prices starting from $1.625 million.

Demolition Underway for 550 Tenth Avenue in Hell’s Kitchen, Manhattan

Demolition has begun at 550 Tenth Avenue, the site of a 47-story residential skyscraper in Hell’s Kitchen. Designed by Handel Architects and developed by Gotham Organization and Goldman Sachs Asset Management JV, the 430,000-square-foot structure will yield 453 units, with 316 market-rate and 137 moderate- and middle-income homes, as well as 9,000 square feet of retail space and over 20,000 square feet of amenities. The building will also house 26,764 square feet of administrative office space for Covenant House. Wells Fargo and US Bank provided a $212 million construction loan and Lionheart Strategic Management assisted with $35 million in mezzanine financing for the project, which is located along Tenth Avenue between West 40th and 41st Streets.

451 Tenth Avenue’s Terracotta Façade Continues Progress in Hudson Yards, Manhattan

Façade installation continues on 451 Tenth Avenue, a 45-story residential skyscraper in Hudson Yards. Designed by Handel Architects, developed and constructed by Related Companies, and co-developed with Spitzer Enterprises, the 587-foot-tall structure will yield an undisclosed number of rental units as well as a restaurant, a new Equinox fitness center, and a senior living facility by Atria Senior Living called Coterie Hudson Yards. March and White Design (MAWD) is serving as the interior designer for the senior homes at the building, which rises from a 17,280-square-foot L-shaped plot at the corner of Tenth Avenue and West 35th Street.
