Property owner Chris Reno, doing business as an anonymous Staten Island-based LLC, has filed applications for a three-story, two-unit mixed-use building at 148 McClean Avenue, in Arrochar. That’s located along Staten Island’s East Shore. The project will measure 4,840 square feet. It will feature 1,425 square feet of commercial-office space on the ground and cellar levels, followed by full-floor residential units on the two floors above. Brooklyn-based property owner Zhu Yu has filed applications for two two-story, two-family houses at 107-109 Hastings Street, in Arrochar, a neighborhood located along Staten Island’s East Shore. Each will measure 3,026 square feet and their full-floor apartments should average 1,050 square feet apiece. The apartments will probably be geared towards families. Amenities include a single enclosed parking space in each of the ground floors, in addition to four off-street parking spaces. Mang Wong’s Brooklyn-based engineering firm Pondosa Inc. is the applicant of record. The 60-foot-wide, 6,052-square-foot site appears vacant, but it has the foundations of a small project that stalled out, and that concrete footing probably needs to be demolished first. The site is located four blocks from the entrance to the Verrazano-Narrows Bridge.

Six Three-Story, Single-Family Homes Planned At 93 Ocean Avenue, Arrochar, Staten Island

Staten Island-based V&V Builders Corp. has filed applications for six three-story, single-family homes at 30-32 Guilford Street and 93-103 Ocean Avenue, in Arrochar, located on the eastern end of Staten Island. The houses will measure between 1,724 and 1,896 square feet each, which means the development will probably be marketed towards families. Staten Island-based Stanley Krebushevski, head of SMK Architects, is the applicant of record. The property is currently occupied by a two-story, single-family house, and demolition permits have not yet been filed.


150 Lily Pond Avenue

Alexander Grinberg, operating as an anonymous LLC, has filed applications for six single-family, semi-detached townhouses spanning 150-160 Lily Pond Avenue, in Arrochar, located two blocks south of the Verrazano-Narrows Bridge. The entire development will measure 6,528 square feet in residential space, and each home will stand three stories and measure 1,088 square feet. Staten Island-based Calvanico Associates is the architect of record, and permits were filed in July to demolish an existing single-story nursing home.

Long Island-based Astrit Canj has filed applications for a two-story, two-unit mixed-use building at 179 McClean Avenue, in Staten Island’s south shore neighborhood of Arrochar, near the Verrazano-Narrows Bridge. The small infill project will measure 4,000 square feet in total, with half the square-footage designated for ground-floor retail space. On the second floor, the residential units will average 1,000 square feet each. Staten Island-based Ryan & Vaccaro is the architect, and an existing home deep in the lot must first be demolished.
