Façade installation is shaping up on 45-30 Pearson Street, a 21-story residential building in Long Island City, Queens. Designed by Marvel Architects and developed by ZD Jasper Realty and Ascent Development, the 229-foot-tall structure will yield 62,000 square feet with 82 residential units averaging 750 square feet, as well as ground-floor retail space and 34 parking spaces. Tom Wu under Davis Street Development LLC is listed as the owner behind the applications, Modern Spaces is marketing the homes, and King Contracting Group is in charge of brickwork and the roofing for the property, which is located off Jackson Avenue between Pearson Street and Davis Street.

Excavation is underway at 45-30 Davis Street, the site of a 20-story residential tower in Long Island City, Queens. Designed by Marvel Architects and developed in a joint venture between ZD Jasper Realty and Ascent Development, the 136,648-square-foot structure will stand 300 feet tall and yield 13- condominiums and 15 parking spots on the first floor. The site is located off Jackson Avenue between Pearson Street and Davis Street, a short walk from the Court Square station that services the 7, E, M, and G trains.

Permits Filed for 20-Story Tower at 45-31 Davis Street in Long Island City, Queens

Permits have been filed for a 20-story mixed-use tower at 45-31 Davis Street in Long Island City, Queens. Located off Jackson Avenue, the through lot is one block south of the Court Square subway station, serviced by the 7, E, M, R, and G trains. Permits Filed for 30-38 29th Street, Astoria, Queens

Permits have been filed for a seven-story residential building at 30-38 29^th Street, in Astoria, Queens. The site is three blocks away from the 30^th Avenue subway station, serviced by the N and W trains, and a block away from Athens Square. The famous Socrates Sculpture Park is also twelve blocks away. Ascent Development will be responsible for the project.

In April 2014 we interviewed developer Sam Charney of Charney Construction and Development. Among other things, he spoke about Long Island City’s 11-51 47th Avenue, now known as the Jackson. Since then, we have followed the building’s progress, starting when the site was cleared at the end of 2015 up until its recent topping-out. Today we revisit the project with Charney and the building’s architect, Chris Fogarty of Fogarty Finger.

In YIMBY’s recent rundown of Long Island City development, we tallied seventeen structures of eight stories and above that have topped-out in the Court Square area within the past twelve months. It appears that The Jackson, which is taking shape at 11-51 47th Avenue, will be the next to join the list. The structure doubled in size between August 15th and the start of October, growing from five to ten floors, so we expect to see the remaining penthouse floor and the service bulkhead rise in the coming weeks. The 53-unit condo project is being developed by Charney Construction and Development, in conjunction with Ascent Development and Tavros Capital, while the industrial-inspired design was crafted by Chris Fogarty of Fogarty Finger.

Most of the new construction in Long Island City dwarfs what it replaces, whether the new buildings are 50-story towers or mid-rise apartment buildings. However, every once in a while, someone tears down a wood frame house to build a slightly larger townhouse.

11-Story, 55-Unit Mixed-Use Building Rises Above Street Level at 11-51 47th Avenue, Long Island City

Construction is underway on the ground floor of the 11-story, 55-unit mixed-use building being developed at 11-51 47th Avenue, in the Hunters Point section of Long Island City, located on the corner of 21st Street and Jackson Avenue. The construction can be seen in photos in a post by The Court Square Blog. Dubbed the Jackson, it will eventually measure 70,000 square feet. It will feature 1,226 square feet of retail space on the ground floor, followed by one- to four-bedroom condominiums on the floors above. On average, the apartments should measure 962 square feet apiece. Amenities are to include a fitness center, a children’s playroom, a residents’ lounge, a rooftop terrace, storage for bikes, and a 22-car parking garage. Charney Construction & Development, Ascent Development, and Tavros are the developers, while Fogarty Finger is behind the design. Completion is expected in early 2017.
