Developer Files for Planned Five-Story, 23-Unit Residential Project at 30-70 38th Street, Astoria

Earlier this month, YIMBY revealed renderings of the planned residential development at 30-70 38th Street (a.k.a. 30-66 39th Street), in central Astoria, located seven blocks from the 30th Avenue stop on the N/Q trains. Now, property owner George Elliott has filed applications for the project, which will rise five stories and contain 23 residential units (down from 26). The new building will encompass 29,277 square feet and its units should average a rental-sized 738 square feet apiece. Amenities include a ground-floor recreation area, bike storage, a parking garage, and private storage space. The project is currently in the beginning stages of the city’s Urban Land Use Review Procedure (ULURP), as the developer is seeking to rezone a portion of the site. New Jersey-based T.F. Cusanelli & Filletti Architects is designing. The assemblage is currently occupied by two wood-framed houses.

Reveal For Three-Story, 120,000-Square-Foot Retail Complex At 34-30 Steinway Street, Astoria

An anonymous Financial District-based LLC has plans to redevelop an assemblage of single-story commercial buildings – located at 34-30 – 34-46 Steinway Street and 34-35 38th Street, in southern Astoria – into a three-story, 120,000-square-foot retail complex. Winick Realty Group is leasing the commercial space from the developer and is currently in negotiations with multiple potential tenants, including food markets, restaurants, and big-box stores,DNAinfo reported. The building will feature four levels of retail space and an underground parking garage. In November, the developer submitted pre-filings for a five-story, 29-unit mixed-use building that would have including retail, community facility space, and residential units. Those plans appear to have been replaced with the latest retail project, although filings have yet to be amended to resemble the current design. Completion of the redevelopment is expected in 2018.

New York City neighborhoods are shaped by a strange patchwork of zoning designed for ideal properties in convenient locations. But thousands of lots don’t fit into a perfect, rectangular mold. They’re irregularly shaped, up against the railroad tracks, in a flood zone, or cross between two different zoning districts. That last situation is what brought an Astoria developer to the City Planning Commission on Monday. Great Neck-based owner George Elliott hopes to build a five-story apartment building at 30-70 38th Street, between 30th and 31st avenues.

Construction Wrapping on Four-Story, 83-Unit Affordable Mixed-Use Building At 19-80 Steinway Street, Astoria

Construction is finally wrapping up on a long-stalled four-story, mixed-use building at 19-80 Steinway Street (a.k.a. 19-73 38th Street), in the Ditmars-Steinway section of northern Astoria. DNAinfo reports all of the project’s 83 residential units will rent at below-market rates. The building is dubbed Steinway Estates and its apartments will come in studio, one-, two-, and three-bedroom configurations. The ground-floor will contain 17,785 square feet of retail space, 2,400 square feet of medical office space, and a 219-car parking garage. Amenities include 12,000 square feet of storage space, a fitness center, and a laundry in the cellar, in addition to a rooftop terrace. Queens-based Gerald J. Caliendo Architect is the architect of record. Bronx-based Steve Zervoudis is listed as the property owner, and occupancy can probably be expected later this year.
