Seven-Story, 22-Unit Residential Building Filed At 36-10 28th Avenue, Astoria

Sal D’amico Construction Inc. has filed applications for a seven-story, 22-unit residential building at 36-08 28th Avenue, in the heart of Astoria, located six blocks from the 30th Avenue stop on the N/Q trains. The new building will encompass 21,451 square feet and its residential units should average 679 square feet apiece, indicative of rental apartments. Amenities will include recreational space on the ground floor and 13 vehicular parking spaces. Great Neck-based Frank Petruso is the architect of record. The 50-foot-wide assemblage at 36-08 – 36-10 28th Avenue is currently occupied by two attached, two-story houses. Demolition permits have not yet been filed.

Two Three-Story, Three-Unit Residential Buildings Coming To 25-30 22nd Street, Astoria

Queens-based property owner Yun Lee has filed applications for two three-story, three-unit residential buildings at 25-30 – 25-32 22nd Street, in western Astoria, located eight blocks west of the Astoria Boulevard stop on the N and Q trains. The two buildings will measure 2,491 and 2,641 square feet respectively, and the entire development will boast 5,391 square feet of residential space. That works out to average units measuring 899 square feet apiece, the majority of which will be full-floor apartments. Long Island-based Gad Ashoori is the applicant of record. Demolition permits were filed in October to remove an existing two-story house and a single-story garage.

The Durst Organization has just stopped construction on its sprawling megaproject on Hallets Point in Astoria, saying the taxes are “crushing” without the 421-a tax exemption. But developers are still rushing to build along the waterfront in the western Queens neighborhood. Developer Wayne Fried has filed applications for a seven-story, mixed-use building at 30-07 Vernon Boulevard, right next to Hallets Point and the East River.

Eight-Story Vernon Tower On Astoria Waterfront Rises To Second Level

The residential building at 31-43 Vernon Boulevard, on the East River waterfront in Queens, has risen to its second level. The project, known as Vernon Tower, is designed by PACS Architecture and developed by Michael Heletz of Vernon Tower LLC. The grey and white, panel-clad building will rise directly from the sidewalk to the pinnacle, with two-story setbacks at the corners. 1,409 square feet of retail will activate the ground level facing Vernon Boulevard.

Groundbreaking Ceremony To Be Held For 22-Story, 224-Unit Mixed-Use Building In Hallets Point, Astoria

In May of 2015, YIMBY revealed renderings of the first building to be constructed at Hallets Point, the seven-building, 2,404-unit mega-development planned in western Astoria. Later that summer, we reported on the building’s applications, which call for a 22-story, 224-unit residential building with a 25,350 square-foot supermarket at 26-01 1st Street. Now, the Durst Organization is planning, on Thursday, to hold a groundbreaking ceremony for the building, according to DNAinfo. The Dattner Architects-designed structure will encompass 520,913 square feet in total, 368,745 square feet of which will be residential space. Completion of 26-01 1st Street is expected in 2017.

Six-Story, Nine-Unit Mixed-Use Building Filed At 30-41 31st Street, Astoria

Eleftherios Malliakas, doing business as Rados Realty LLC, has filed applications for a six-story, nine-unit mixed-use building at 30-41 31st Street, in central Astoria, located underneath the 30th Avenue stop on the N and Q trains. The structure will measure 7,772 square feet in total and includes 1,160 and 600 square feet of health care facility and retail space, respectively, on the ground floor. Residential units will begin on the second floor and average a rental-sized 668 square feet apiece. New Jersey-based T.F. Cusanelli & Filletti Architects is the applicant of record. An existing three-story townhouse must first be demolished.

Ravi Patel, doing business as a Long Island-based LLC, has filed applications for a six-story, 14-unit residential building at 9-24 Main Avenue, in western Astoria, located two blocks in from the East River. The project will measure 11,990 square feet in total, which means units will average 856 square feet apiece. The residences will begin on the second floor and an indoor recreational facility will be located on the ground level. Queens-based Gerald Caliendo is the architect of record, and an existing two-story brick house must first be demolished.

Six-Story, 27-Unit Mixed-Use Building Now Planned At 32-06 Astoria Boulevard, Astoria

In mid-2014, YIMBY reported on applications for a 13-story, 24-unit mixed-use building at 32-06 Astoria Boulevard, in central Astoria, located a stone’s throw away from the N/Q trains’ stop on the same street. Lambros Houliaras, head of Astoria-based Double T Corp., recently scaled down the project and is now planning a six-story, 27-unit building. The 26,016 square-foot structure would include 4,273 and 743 square feet of retail and medical offices, respectively, on the ground floor. Beginning on the second floor, residential units would average a rental-sized 778 square feet apiece. The building will feature a rooftop terrace, and Long Island-based Constantine Efstathiou is the architect of record.

Five-Story, 18-Unit Residential Building Filed At 14-45 31st Avenue, Astoria

Theodore Spyronassis, doing business as an Astoria-based LLC, has filed applications for a five-story, 18-unit residential building at 14-45 31st Avenue, in western Astoria. The project – located three blocks in from the East River – will measure 14,552 square feet, which means units will average 808 square feet each. Emmanuel Katerinis’ Astoria-based EJK Engineering is the applicant of record. Demolition of the site’s two-story brick predecessor wrapped up over the last few weeks.
