YIMBY doesn’t often report on filings for single-family residences, but today we have news for 204-23 46th Road, near the border of Auburndale and Bayside, in Queens. New building applications for the site show the home will have a total construction area of only 1,541 square feet, but the innovative design by Dennis George Architect promises to make up for the size with an innovative layout and a rather attractive exterior.
Property owner Michael Chen, doing business as an anonymous Jericho, N.Y.-based LLC, has filed applications for four two-story, two-family residential buildings at 197-18 – 197-24 47th Avenue, in Auburndale, located 12 blocks from the neighborhood’s Long Island Rail Road station. Each house will measure 2,800 square feet, and across the entire development, each full-floor apartment should average 931 square feet apiece. Each house will also come with three off-street parking spots. Ling Lu’s Flushing-based Lining Architecture is the architect of record. The 12,413-square-foot plot is currently occupied by what appears to be an abandoned collection of partially complete, two-story attached houses. The new project faces 47th Avenue, which means 198th Street may finally be extended through to 47th Avenue.
Peter Pavlou, head of Whitestone-based Pavlou Realty Inc., has filed applications for twin two-family homes at 40-36 – 40-38 191st Street, in Auburndale, located two blocks away from the neighborhood’s Long Island Rail Road station. Each structure will rise two stories and measure 2,359 square feet, and each full-floor unit should average 1,180 square feet. Property owner Anthony Cardinale has filed applications for twin two-family residential buildings at 192-06 – 192-08 Crocheron Avenue, in Auburndale, three blocks north of the neighborhood’s LIRR station. Each building will stand two stories, and the development will total 4,374 square feet of residential space, featuring full-floor units averaging 1,094 square feet. Great Neck-based Frank Petruso is the architect of record, and the property’s old single-family home was demolished in July.
Bayside-based Medipia Realty has filed applications for a three-story mixed-use commercial building at 189-08 Northern Boulevard, in Auburndale, located three blocks from from the Auburndale LIRR station. The building will total 14,226 square feet, and will include 3,143 square feet of retail space (for two units) on the ground floor. In the cellar, second and third floors, heath care facilities will take up the remaining square-footage. Suk Hwan Kim’s Flushing-based “Design Group In H&K” is the applicant of record, and an existing single-story dining establishment must first be removed.
