Rising Eight-Story, 21-Unit Residential Project Revealed at 321 East 60th Street, Upper East Side

Azimuth Development Group’s eight-story, 21-unit residential development under construction at 321 East 60th Street, located on the southern edge of the Upper East Side, is a few stories from topping out. The construction progress can be seen thanks to photos posted to the YIMBY Forums by user Waymond_Womano. The latest building permits, which YIMBY first reported on in early 2015, indicate the new building will encompass 25,069 square feet. Its residential units should average 1,133 square feet apiece, which means either rentals or condominiums could be in the works. Amenities include a nine-car parking garage, storage for 11 bikes, laundry facilities, and private residential storage space. Aufgang Architects is behind the architecture. Completion can probably be expected in 2017.

What is Brooklyn? For many, the borough is associated with new buildings populated with young professionals fleeing Manhattan, where the cost of living rises as high as the skyscrapers. Some prefer to dismiss them as silver-spoon suburban transplants wishing to emulate some fantasy starving artist lifestyle, which they would assert is long-gone from the borough. Others would disagree, pointing at the “authentic Bohemians” living in rundown, graffiti-covered, and sometimes illegally-run lofts on the fringes of industrial districts, not yet touched by true gentrification. In contrast to another stereotype, which presumes that manufacturing has also left the borough, these pockets of industry still teem with activity, whether in dusty cement-mixing lots, in auto shops that clog the sidewalks in front of them with rides-in-progress, or in manufacturing plants where they are rightfully entitled to slap a “Made in Brooklyn” label onto their wares.

411 West 35th Street

12-Story, 186-Unit Mixed-Use Project Tops Out at 411 West 35th Street, Hudson Yards District

Construction has recently topped out on the 12-story, 186-unit mixed-use building under development at 411 West 35th Street, located on the corner of Dyer Avenue in the Hudson Yards District. Photos of the progress have been posted to the YIMBY Forums by ILNY. The latest building permits indicate the structure encompasses 191,702 square feet. There will be 14,586 square feet of retail space and a 981-square-foot doctor’s office on the ground floor. The residential units, beginning on the second floor, should average 875 square feet apiece, although it’s not known if they will be rentals or condos. Amenities include an 80-car underground parking garage, storage for 94 bikes, laundry facilities, an outdoor recreational area on the ground floor, a rooftop terrace, and many other “recreation” and “parcel” rooms (probably consisting of lounges, a fitness center, etc.). YYY Development & Construction is the developer. Gowanus-based Workshop Design + Architecture is the design architect, while Aufgang Architects is serving as executive architect. Completion is expected in early 2017.


424 West 55th Street

Seven-Story, 17-Unit Affordable Residential Building Complete at 424 West 55th Street, Hell’s Kitchen

Back in July of 2014, YIMBY revealed an initial rendering of the planned seven-story, 17-unit all-affordable residential building at 424 West 55th Street, in Hell’s Kitchen. At the time, we reported that excavation was underway at the site. The 21,339-square-foot building has since been entirely constructed and applications for the apartments are now available, according to DNAinfo. The rental apartments should average 1,082 square feet apiece and will range from studio to three-bedroom configurations. Amenities will include storage for nine bicycles, laundry facilities, and an outdoor recreational area behind the building on the ground floor. Arker Companies is the developer and Aufgang Architects is behind the design. Occupancy is expected this summer.


Exterior Work Nears Completion on 14-Story Supportive Housing Building at 257 West 29th Street, Chelsea

Construction of the 14-story supportive housing building at 257 West 29th Street in Chelsea is in its final stretch. Cladding is in progress underneath the black netting that shrouds the building. The 143-foot-high, 37-unit building is developed by Arker Companies. Aufgang Architects are responsible for architectural design and construction administration. Chateau GC LLC serves as the general contractor.
