Eight-Story, 74-Unit Residential Building Filed At 21-30 44th Drive, Long Island City

Miguel Oks, of Greenpoint-based Planet Partners, has filed applications for an eight-story, 74-unit residential building at 21-30 44th Drive, in Long Island City, adjacent to subway stops for the E, M and 7 trains. Per The Court Square Blog, the building will measure 99,980 square feet in total, and units will average a condo-sized 1,350 square feet apiece. Aufgang Architects is designing. The former single-story warehouse building was demolished this past summer, although the three-story building at 21-42 44th Drive is also included in the assemblage.

Seven-Story, 154-Unit Senior Housing Facility Breaks Ground At 34-11 Beach Channel Drive, Far Rockaway

Earlier this year, YIMBY brought you news of a seven-story, 154-unit senior housing facility planned at 34-11 Beach Channel Drive, in Far Rockaway, and now DNAinfo reports city officials have broken ground on the project, located a block from the A train’s Beach 36th Street stop. Arker Companies is constructing the building, and 46 units will be rented to the formerly homeless. The ground floor will include 4,500 square feet each of retail and community facility space, and Aufgang Architects is designing.


470 4th Avenue

12-Story, 105-Unit Mixed-Use Building Rising At 470 Fourth Avenue, Gowanus

In 2014, YIMBY brought you new renderings of the 12-story, 105-unit mixed-use building planned at 470 4th Avenue/237 11th Street, in Gowanus, and now Brownstoner reports the building is four stories above ground, and rising. Adam America, Slate Property Group and Naveh Shuster Group are developing, while Aufgang Architects is designing. The project, located a block from subway stops for the F, G and R trains, will include 5,260 square feet of retail space on the ground floor, and a 2017 completion date appears likely.


329 East 132nd Street

12-Story Market-Rate Rental Planned in Mott Haven: 329 East 132nd Street

Last week YIMBY revealed two little market-rate projects on Alexander Avenue in Mott Haven. Now the same builder, JCAL Development, is planning the largest market-rate development that the South Bronx has seen in years. New building applications were filed earlier this week for a 12-story building a few blocks south at 329 East 132nd Street, near the Willis Avenue Bridge and the Harlem River waterfront.
