Three-Story, 21-Unit Residential Project Filed at 1900 Benson Avenue, Bath Beach

Brooklyn-based EM Development has filed applications for a three-story, 21-unit residential project at 1900 Benson Avenue, located on the corner of 19th Avenue in Bath Beach. The new building will measure 32,452 square feet and its residential units should average 1,163 square feet, indicative of condominiums. There will also be off-street parking for 14 cars. Brooklyn-based Design Studio Associates is the architect of record. The 15,687-square-foot assemblage consists of three lots, each of which is currently occupied by a two-story house. Demolition permits have not been filed at this time.


121 Bay 26th Street

Four-Story, Six-Unit Residential Building Planned At 121 Bay 26th Street, Bath Beach

An anonymous Brooklyn-based LLC has filed applications for a four-story, six-unit residential building at 121 Bay 26th Street, in Bath Beach. The project will measure 7,093 square feet and its residential units should average 910 square feet apiece. There will also be five off-street parking spaces. Either condominiums or rentals could be in the works. Dezhang Fang’s Flushing-based architecture firm is the architect of record. The 4,543-square-foot site was occupied by a two-and-a-half-story house until that structure was demolished earlier this year. The 20th Avenue stop on the D train is three blocks away.


1749 Benson Avenue

Four Three-Story, Three-Family Houses Coming to 1749-1759 Benson Avenue, Bath Beach

Brooklyn-based DeVito Development has filed applications for four three-story, three-unit residential buildings at 1749-1759 Benson Avenue, in Bath Beach. Each of the them will measure 2,770 square feet and their full-floor residential units should average 923 square feet apiece, which means apartments with family-sized configurations are in the works. Each building will include two off-street parking spaces, one space of which will be located in a ground floor garage. Douglas Pulaski’s Brooklyn-based Bricolage Designs is the architect of record. The 97-foot-wide, 6,863-square-foot property, located at the corner of Bay 17th Street, is occupied by a two-story house. Demolition permits were filed earlier this month. The 18th Avenue stop on the D train is two blocks away.


8794 17th Avenue

Three-Story, 11-Unit Residential Building Filed at 8794 17th Avenue, Bath Beach

Brooklyn-based WNS Development has filed applications for a three-story, 11-unit residential building at 8794 17th Avenue, in Bath Beach. It will measure 13,600 square feet and its residential units should average 923 square feet apiece, which means the apartments will likely be condominiums. All four units on the third floor — two of which are duplexes — will feature space on an upper penthouse level, although only the duplexes will have indoor space. There will also be nine off-street parking spaces. Harry R. Simino’s Brooklyn-based Simino Architects is the architect of record. The 75-foot-wide, 8,125-square-foot property is currently occupied by a two-and-a-half-story house. Demolition permits were filed in June. The 18th Avenue stop on the D train is six blocks away.
