Four-Story, Five-Unit Mixed-Use Building Planned At 687 Myrtle Avenue, Bedford-Stuyvesant

Herman Weiser, doing business as a Brooklyn-based LLC, has filed applications for a four-story, five-unit mixed-use building at 687 Myrtle Avenue, in northwestern Bedford-Stuyvesant. Located four blocks north of the G train’s stop at Bedford-Nostrand Avs., the 6,036 square-foot project will include 1,681 square feet of ground-floor retail space. Residential units begin on the second floor and will average 871 square feet apiece. One of units on the fourth floor will also feature a fifth-floor penthouse, and Greenwich Village-based De-Jan Lu Architect is the applicant of record. An existing two-story townhouse must first be demolished.

Four-Story, Five-Unit Residential Project Filed At 149 Skillman Street, Bedford-Stuyvesant

Property owner David Rubin, doing business as an anonymous LLC, has filed applications for a four-story, five-unit residential building at 149 Skillman Street, in northwestern Bedford-Stuyvesant, three blocks north of the Bedford-Nostrand Avs. stop on the G train. The 10,000 square-foot structure would rise on a 50-foot-wide vacant lot and boast family-sized units averaging 2,000 square feet apiece. The project will likely cater to the Hasidic population, who notably populate this part of Bed-Stuy and, to the north, South Williamsburg. Greenwich Village-based De-Jan Lu Architect is the architect of record.

Deep in the heart of Bed-Stuy, a supportive housing developer hopes to build a five-story residential building. The has filed plans for a development at 500 Gates Avenue, between Tompkins and Marcy Avenues.

Hotels are cropping up all over Williamsburg and Bushwick, but over the weekend, we spotted plans for a six-story hotel in a rather unusual spot – on Broadway in Bed-Stuy, next to the border with Bushwick. The 65-foot-tall building would rise at 1200 Broadway, between Lafayette Avenue and Van Buren Street.

Five-Story, 38-Unit Residential Building Filed At 652 Madison Street, Bedford-Stuyvesant

Boaz Gilad’s Brookland Capital has filed applications for a five-story, 38-unit residential building at 652 Madison Street, in central Bedford-Stuyvesant, located 10 blocks north of the Utica Avenue stop on the A and C trains. The 26,000 square-foot structure will boast units averaging 684 square feet apiece, indicative of rentals. Feingold & Gregory Architects is designing. The 130-foot-wide development site is comprised of three tax lots, two of which are currently occupied by two-story, single-family houses. The third is vacant.

Bedford Historic District Designated By Landmarks Preservation Commission

New York City has a new historic district. On Tuesday, the Landmarks Preservation Commission, in a unanimous vote, designated the Bedford Historic District in Brooklyn. That means 824 more buildings now fall under the commission’s oversight. It also means the green street signs will eventually be replaced with brown ones.

Omri Bar-Mashiah, doing business as an anonymous LLC, has filed applications for a four-story, five-unit residential building at 714 Jefferson Avenue, in eastern Bedford-Stuyvesant, located eight blocks north of the Utica Avenue A/C stop. The project will measure 4,872 square feet, which means units will average 974 square feet apiece. The unit on the fourth floor will also feature a fifth-floor penthouse, and Woody Chen’s Elmhurst-based Infocus Design & Planning is the applicant of record. The existing three-story townhouse was recently filed for demolition.

A non-profit that develops affordable homes is expanding its Bed-Stuy office building into a seven-story rental building. Neighborhood Housing Services of Bedford-Stuyvesant sent along plans to add five stories of affordable apartments to the two-story structure at 1012 Gates Avenue, close to Broadway and the border with Bushwick.

New Developer For Planned Seven-Story, 24-Unit Building At 1044 Bedford Avenue, Bed-Stuy

Back in 2014, YIMBY reported on filings for a seven-story, 24-unit residential building at 1044 Bedford Avenue, in western Bedford-Stuyvesant, and renderings surfaced of the project earlier this year. But this past October, Prime Rok Real Estate acquired the site for $5.26 million, according to DNAinfo, and their in-house team has made slight design changes. The latest plans retain what was previously approved – that the majority of rental units will have one- and two-bedroom configurations. Construction is expected to begin later this month and should be finished by 2017.
