Developer Eli Hemway has purchased the three-parcel assemblage at 1215 Fulton and 10-16 Halsey Streets, in southwestern Bedford-Stuyvesant, for $18.5 million. The development site boasts 160,000 square feet of development rights. It includes the two-story Slave Theater and a brick warehouse structure, according to The Real Deal, and plans for the site have not yet been disclosed.
An L-shaped vacant lot across from Tompkins Houses in Bed-Stuy is finally being redeveloped. New building applications were filed for a seven-story apartment building at 901 Myrtle Avenue, also known as 98 Tompkins Avenue.
Chaya Buxbaum has filed applications for four small residential buildings at 347 Willoughby Avenue, in northwestern Bedford-Stuyvesant, located three blocks north of the Bedford-Nostrand Avs. stop on the G train. The assemblage will be broken into four tax lots, where two of them will have three residential units and the other two will have two units. In other words, 10 units will spread across a total 7,906 square feet of space for average units of 790 square feet apiece. Robert Siqeca’s Brooklyn-based Structural Engineering and Detailing is the applicant of record. Two existing three-story townhouses and an auto-body shop must first be demolished.
Fulton Street in Bed-Stuy is slowly being transformed by development, and the latest new building in the mix is planned for 1557 Fulton Street, between Throop Avenue and Marcus Garvey Boulevard, right near the Kingston-Throop C train stop.
The two short blocks between Atlantic Avenue and Fulton Street in Bedford-Stuyvesant were once considered undesirable for residential development, because they’re sandwiched between two bustling commercial thoroughfares and two noisy train lines—the elevated Long Island Railroad along Atlantic and the A and C subways rumbling just below Fulton Street. They were transitional, slightly industrial, and the victims of urban renewal schemes. But now developers priced out of the more desirable parts of Bed-Stuy and Crown Heights are looking here, and noticing the benefits of brownstone blocks so close to the train. One such builder filed plans for a five-story residential project at 32 New York Avenue, between Herkimer Street and Atlantic Avenue.
